Job Summary

Provides development management services to the project/s by supporting the Project Director with day to day duties such as completion of the proposal for the initial phase of a Project, due diligence investigations (prior to contractual close of the Project) and also project commencement activities (following contract execution).

Essential Job Functions, Duties And Responsibilites

The following statements are intended to describe the general nature and level of work being performed by individuals assigned to this position. They are not intended to be an exhaustive list of all duties, responsibilities and skills required of personnel so classified.

• Identify potential Client and Project opportunities and risks.

• Advise developer on obtaining land development entitlements, design and construction approvals, and completion certifications, and other regulatory permits and approvals.

• Undertake day to day project administration and coordination, including management of project meetings with the client, the Project Company, the Design and Construction Teams, and other project related project direct and indirect stakeholders.

• Undertake the preparation of general and contractual responses to Project direct and indirect stakeholders.

• Coordinate with the developer the preparation and administration of project contracts, schedules, and budgets.

• Commission, manage and coordinate; master planners, urban designers, legal, infrastructure consultants, architects, engineers and other specialist project consultants, as directed by the Project Director.

• Undertake (with and without design consultants) detailed site investigations, and develop project risk mitigation and opportunity implementation strategies of the Project.

• Coordinate the works required for undertaking Environmental surveys and prioritizing environmental risks that may arise during each survey. Suggests risk mitigation solutions.

• Assist developer in preparation and monitoring of development and operating budgets, and monthly cost reports.

• Work closely with the Developer, and other Project team members to annually revise the Projects financial pro forma, and business plans.

• Work closely with the developer in the production of proposals and presentations, as required.

• Assist the developer in implementation of the projects Public Relations and strategy with attendance and direct participation in networking groups, forums, tradeshows, etc.

• Help to identify, train, coach and grow development talent within the company and the Project through active mentoring.

General Backgroung And Minimum Requiremnts

• Four year degree in engineering, architecture, land economics, or a related technical field, is required.

• Minimum 10 years of real estate development, design and construction project management, or related postgraduate experience. Experience with site planning analysis, market analysis, financial forecasting and budgeting, and governmental approvals are preferred.

• Experience in large-scale mixed-use projects is preferred, but not absolute.

• Familiarity with roads, utilities and infrastructure design, cost, and issues.

• Must have proven ability to deliver high quality projects, on time and within budget.

• Can provide outstanding communication skills (writing, public speaking, negotiation and persuasion, political awareness).

• Able to work well with, and persuade people at all organization levels. Capable of developing and maintaining relationships with a number of direct and indirect project stakeholders.

• Able to set tangible goals and readily accept responsibility and accountability in achieving them.

• Able to plan, prioritize, organize and monitor multiple activities and projects.
