| Job Description: |
Project Manager (PM) primary function is for the safe completion of his or her project within budget, on schedule, to the company’s quality standards and to the owner’s satisfaction. Additional responsibilities are listed below:
Serve as primary onsite interface between onsite owner’s representative and the architect
Verify that work is carried out in accordance with the contractual requirements
Develop project specific bid packages Negotiate and analyze subcontracts and purchase order agreements
Complete monthly cost reporting for submission to corporate office
Complete monthly project status reporting for submission to the corporate office
Provide management, direction, guidance and mentoring to the onsite project team
Review subcontractor change order request for validity, accuracy and proper backup
Compile and present owner change order requests Work with project superintendent in creation of / updates to the project CPM schedule Oversee and verify successful submission and processing of progress billings to the owner Verify documentation of all significant project events
Resolve project specific disputes Maintain relationship with client, consultants, subcontractors and suppliers to facilitate construction activities
Ensure successful project closeout
