| Job Description: |

As part of our continued growth and evolution, we are seeking to recruit a dynamic western educated Project Manager. The ideal candidate will possess excellent communication skills and have 6-12 years working experience and a relevant degree.
Outline of Duties and Responsibilities:
1. Report to the development director regarding all matters related to the projects that are being managed by the Project Manager.
2. Manage the internal and external delivery team.
3. Planning and controlling projects from conceptual phase to commissioning, including managing scope changes, identifying and resolving project problems.
4. Lead problem solving activities, review and approve all major purchase orders, change orders and contracts/sub-contracts and all project forecasts, schedules, cost estimates, financial reports, billings and claims.
5. Alongside project consultants and project managers, ensuring that project deliverables are in accordance with all applicable Codes, Standards and Specifications applicable to the project.
6. Establish and maintain effective communications and relationship with all members of the internal teams as well as all external shareholders or consultants in order to ensure mutual satisfaction in the execution of the project.
7. Monitoring and supervising consultants and contractors responsible for different projects.
8. Identify all project risks and prepare mitigation strategies in order to ensure that delivery programmes are maintained.
9. Assist the developer by preparing standard processes and procedures which can be implemented on all projects.
10. Assist the development director in all best practice documentation which proves ‘class, quality and market leader ethos’.
Contract Document Study: Study and understand all drawings, specifications, BOQ and conditions of contract and contract agreements.
Planning and programming: Review and follow up on all site activities of works, work program, material and drawings approval schedule, cost, time and quality control and all requirements to be implemented on site of the project.
Sub-contractors’ and suppliers’ quotations:, Study, follow up, analyse and prepare comparative study analysis reports, before forwarding to the Development Director for onward submission for approvals or further negotiations.
Sub-contractors’ and Suppliers’ Agreement: Upon approval of all terms and conditions by both parties, study sub-contract agreements covering all aspects (such as scope of work, exclusions, reference documents, payment terms, etc.) and follow up on contract administration.
Correspondence: Assist and review with the Development Director all types of correspondence or submissions, checklists, programmes, etc. exchanged with consultants, contractors, sub- contractors and suppliers.
Claims: Study with the Development Director and the Cost Consultant/QS is and follow up on claims arising from main contractor and subcontractors and liaise with the Development Director and the Cost Consultant/QS for solutions. Keep a comprehensive record of all correspondence, evidence, site works instructions necessary to defeat all kinds of claims or variations pertaining to time and cost.
Coordination: In conjunction with the Cost Consultant/QS, ensure full coordination of all design and procurement works, tenderers, contractors, suppliers, consultants, and all other parties concerned to ensure value engineering and avoid delay and direct or indirect losses to the Developer and other parties.
Monthly Billing: Check and verify all payment requests to main and other sub-contractors, depending on nature of their contracts.
Meetings: Attend, chair and minute all scheduled progress, design and cost meetings with the consultants, the Cost Consultant/QS, the main contractor, the sub-contractors, supplier, etc. for progress review/services, coordination/discussion for variations and approvals/discrepancies and clarifications of various types of design and site works.
Limitation of Authority:
Design review, time management and following up on consultants' work and procurement. It is understood that prior approval must be obtained from the Development Director for any and all variation orders or time extensions on projects. No variation order or approval of claim or issuance of instructions to stop works or leading to stoppage of work or claims shall be signed by yourself. Any such matter shall be referred to the Development Director with your recommendations, for action.
Design Review:
Ensure all drawings, documents and specifications are reviewed. Critical that all documents are reviewed and discrepancies raised with the Consultants and Contractors for urgent resolution.
