| Job Description: |
We, AD Engineering Co., head quartered in Riyadh, KSA, engaged in providing Architectural Design, Urban Planning, Project Management, Value Engineering, Training & Workshop and Arbitration services, are looking for an Architectural Design Manager for our Head Office in Riyadh, Kingdom of Saudi Arabia.
A) Responsibilities :
„« Should be able to upgrade the Design Department in terms of setting procedures, standards, design manuals, specifications, Bill of Quantities, international as well as local standards and codes of practice required for the complete functional Design Department.
„« Design and analysis of project requirements and preparation of preliminary project brief.
„« Carry out site assessment to understand site characteristics and available services and potential constraints.
„« Pre-qualifying required consultants and contractors such as marketing consultant, financial and economic feasibility, designer surveying, soil investigation etc. And preparation of their scope of services, contracts and required coordination and review of their submittals.
„« Develop and assess master land use and explore options together with the Marketing and Financial Consultants in maximizing investment rate of return of the proposed development.
„« Preparation and development of Project Master Plan Schedule (financial, time schedule and area schedule) and proposed work stages.
„« Establish Project Management policies, procedures and authorities for all activities such as design management, cost management, marketing management, bidding, schedule revisions, documents filing and distribution, change orders, billing, payment etc.
„« Preparation of project definition brief with areas distribution schedule and required functional use.
„« Assist the Owner in choosing qualified Consultants, specify consultants scope of services like general layout design, traffic consultant, interior design consultant etc.
„« Manage Consultants Contracts, review submittals and coordination of various contracts, assist the Owner in choosing right concept through review and evaluation of the submitted concepts and related initial costs.
„« Manage and follow up design consultants, review the impact of various design concepts on project cost during development stage.
„« Perform essential Value Engineering studies.
„« Review submittals, specifications and proposed material and their feasibility and impact on project cost, obtain suitable alternatives.
„« Continue the refinement and updating of the Project Master Schedule and evaluation of the cost budget for any variances and design impacts.
„« Identify basic project materials and long lead item procurement strategies and assist in obtaining the needed approvals and licenses to start construction works.
„« Identify pre-qualification requirements and prepare list of potential bidders.
„« Review/prepare bidding documents and present the required recommendations to be included in Bid Package.
„« Review and evaluation of all design submittals (studies, designs, specifications et) and specify scope of work for various required contracts for each project part, before requesting bid (General Conditions, Bid Instructions, Quality Assurance, Safety and Security Procedures, Identification of required Warrantees etc)
„« Pre-qualifying and requesting from qualified Contractors, evaluation of received bids and negotiating and recommending Contractors suitable for each type of work.
„« Update the cost plan based on completed design.
„« Manage the architectural and other design scope for the projects as per the directives, objectives, and schedule, including functional program and scope, setting overall project schedule, developing architectural themes, landscape concepts and preparing presentations
„« Establish deliverable deadlines and manage schedule for design team.
„« Conduct Design Progress Meetings and ensure production of complete and approved designs within the deadline.
„« Evaluate the design of Civil, Landscape, Architectural, Structural, Mechanical, Electrical, Fire Protection, Plumbing etc for constructability.
„« Identify, investigate and assemble technical information and existing services data related to projects (environmental regulations, land use, building regulations, site surveys, existing conditions and utilities services) as well as related data for market studies and project start-up.
„« Coordinate with project team members to ensure critical construction requirements are incorporated into the construction documents..
„« Manage a team of staff and liaise with internal divisions as well as external parties like clients, consultants etc throughout the design and execution process to achieve the goals set for the project.

„« Support business development on the procurement of future projects.

Skills Required:: |
b) Experience and skills required
„« Minimum of 10 years in the design and construction industry, out of which 5+ years as Design Manager in commercial/residential building designs. Extensive experience in the production of design documents (plans, specifications, BoQ etc) preferably with Gulf experience.
„« Ideally some experience in Building Information Modeling (BIM)
„« Demonstrated experience with knowledge of construction costs and financial risks.
„« Excellent leadership, planning, analytical, negotiation, time and team managements, conflict resolution, communication and ability to adhere to deadlines and manage multiple projects simultaneously and efficiently.
„« Strong ability to interact and present ideas to groups of people, both internal and external.
„« Thorough knowledge of design and construction process.
„« Familiar with relevant computer soft-wares.
„« Knowledge of International codes of practice and building design codes
