Experience: 5 8 years; 2 3 years in the field of project management, and 3 5 years in the field of Facility Maintenance or relevant field.
Education: A B.Sc. in Engineering. A PMP certificate is a plus.
Country of Experience: in the Gulf countries.
Languages: English / Arabic.

Purpose:
To manage project delivery (plan, execute, control, close) and project team members. Improve quantitatively & qualitatively the overall performance
To develop the general outcome of the operations.
Scale & Indicators
Core product: Facility Management, Operations and Maintenance of industrial and residential complexes
Target sectors: Major oil and gas, industrial companies, sports facilities, health, military, labor & residential camps, public and private institutions
Indicators: 200 500 employees. Contracts value 100`s of millions.
Key responsibilities
A. Organizational: understand the existing structure, amend, append, or restructure.
B. Managerial:
i. Managing client relationship, requirements, needs and expectation.
ii. Create a documented & archived reporting and feedback system.
iii. Manage people / resources / activities / money / information / inputs / outputs / communications / time
C. Financial:
i. Understand the general concepts of P&L, material and labor costs, costing and billing systems. Improve, and use them to make sound decision
D. Operational:
i. Oversee the maintenance and repair of all equipments and accessories in a timely manner.
ii. Direct daily work assignments of Maintenance personnel.
iii. Oversee the maintenance and repair of all facility-related equipment (HVAC / Appliances / Equipments
etc).
iv. Developing deliverable acceptance criteria, initiating acceptance reviews, and obtaining final and official acceptance for project deliverables.
v. Establish maintenance departmental Tasks and Schedules, PM
vi. Identifying project risks, recommending responses, executing and measuring the impact of deployed resolutions.
vii. Communicate any deviation to his manager, recommend corrective actions, monitor and control activities to watch the results.
viii. Carry process performance reviews to improve timely quality delivery within budget and scope, and Performing Quality Control reviews to ensure acceptance and compliance of project deliverables.
ix. Coordinate with logistics department regarding provision of spare parts, deliveries
as they relate to maintenance/project functions.
x. Communicate with department managers, supervisors and operators with regards to Equipment / facility maintenance actions.
xi. Manage the administrative aspects of the projects such as: manuals, reports, work schedules, performance appraisals
etc.
xii. Ensure compliance of ISO and OSHA regulations and standards in regards to maintenance personnel.
xiii. Provide / plan for training for maintenance and engineering personnel
xiv. Maintaining, control and update current facility diagrams.
xv. Responsible for troubleshooting equipment and facility issues and making recommendations for improvement.
xvi. Provide direction and supervision to a team of facility technicians.
xvii. Conduct regular site visits to proactively resolve facility issues.
xviii. Establishes criteria for assessing the quality of work performed by employees and sub-contractors.
xix. Manages response to emergencies such as fires, disturbances, occupational hazards and evacuation of building when needed.
xx. Participates in the screening and hiring of maintenance staff, trains, supervises and evaluates performance, and recommends promotion to HR Department.
xxi. Contribute in preparation of bids by preparing work schedules, write ups, cost calculations

Skills Required:: |
Desired Profile / Specific Job Skills
Understands the principles of management, cost-effectiveness, and other related issues.
Ability to interpret blueprints & plans, estimate renovation, facilities repair & maintenance costs.
Knowledge of building materials and their use in the maintenance and repair of large buildings.
Ability to supervise workers at multiple work sites and levels.
In-depth knowledge of O&M services including AC, MEP, industrial refrigeration, electrical & civil works
Strong teamwork ethic & promotion of customer service excellence, coupled with the ability to proactively manage and take ownership of issues.
Knowledge of Health, Safety & Environment (HSE) practices.
Excellent time management and communication skills.
Fluency in both spoken and written English.
Valid driving license is essential.
Computer Skills
Sound IT skills including MS Office, Excel, Word, Access and PowerPoint
Experience in using asset registers, CAFM, and other business management systems are essential
Good experience in MAXIMO FM software or similar |
