Experience: At least 05 years in a similar position.
Education: A Bachelor`s Degree in Civil or Mechanical Engineering. A PMP certificate is a plus.
Country of Experience: in the Gulf countries.
Languages: English / Arabic.

Purpose:
i. To manager the operations, improve quantitatively & qualitatively the overall performance
ii. Maintain and develop the general outcome of the operations
Scale & Indicators:
Core product: Facility Management, Operations and Maintenance of industrial and residential complexes.
Target sectors: major oil and gas, industrial companies, sports facilities, health, military, labor & residential camps, public and private institutions.
Indicators: projects with 200 ¡V 500 employees. Contracts from tens to hundreds of millions.
Key responsibilities:
A. Organizational: understand the existing structure, amend, append, or restructure.
B. Managerial:
Plan, execute, and monitor the execution of the plans.
Create a reporting and feedback system.
Manage people / resources / activities / money / information / inputs / outputs / communications / time¡K
C. Financial: understand the general concepts of P&L, material and labor costs, costing and billing systems. Improve, and use them to make sound decision.
D. Operational:
„X Oversee the maintenance and repair of all equipments and accessories in a timely manner.
„X Direct daily work assignments of Maintenance personnel.
„X Oversee the maintenance and repair of all facility-related equipment (HVAC / Appliances / Equipments ¡Ketc).
„X Responsible for the implementation and supervision of the use of MAXIMO Facility Maintenance Software and related activities / reports. Ensure preventative maintenance programs are maintained in accordance with procedures, schedules and compliance with contract and regulations.
„X Establish and / or maintain maintenance departmental Tasks and Schedules, PM etc.
„X Ensure that documentation for maintenance actions taken on equipment is in compliance with departmental standard operating procedures (SOP).
„X Coordinate with logistics department regarding provision of spare parts, deliveries ¡K as they relate to maintenance/project functions.
„X Communicate with department managers, supervisors and operators with regards to Equipment / facility maintenance actions.
„X Perform administrative aspects pertaining to overall maintenance / project operations.
„X Ensure compliance of ISO and OSHA regulations and standards in regards to maintenance personnel.
„X Provide training for maintenance and engineering personnel.
„X Responsible for maintaining, controlling an updating, current facility diagrams.
„X Responsible for troubleshooting equipment and facility issues and making recommendations for improvement.
„X Responsible for the oversight of the building and facilities general condition.
„X Provides direction and supervision to a team of facility technicians.
„X Conduct site visits and multi unit managers to proactively resolve facility issues.
„X Establishes criteria for assessing the quality of work performed by employees and sub-contractors.
„X Manages response to emergencies such as fires, disturbances, occupational hazards and evacuation of building when needed.
„X Participates in the screening and hiring of maintenance staff, trains, supervises and evaluates performance, and recommends promotion to HR Department.
„X Ensures safety, security and health conditions of all staff and work places.

„X Ability to interpret blueprints & plans, estimate renovation, facilities repair & maintenance costs.
„X Knowledge of building materials and their use in the maintenance and repair of large buildings.
„X Ability to supervise workers at multiple work sites and levels.
„X In-depth knowledge of FM services including AC, MEP, industrial refrigeration, electrical & civil works plus critical systems engineering
„X Strong teamwork ethic & promotion of customer service excellence, coupled with the ability to proactively manage and take ownership of issues.
„X Knowledge of Health, Safety & Environment (HSE) practices.
„X Excellent time management skills.
„X Fluency in both spoken and written English.
„X Valid driving license is essential.
Computer Skills:
„X Sound IT skills including MS Office, Excel, Word, Access and PowerPoint. Experience in using asset registers, CAFM, and other business management systems are essential. Good experience in MAXIMO FM software or similar.
