| Description: |
Our client is a leading real estate developer in Abu Dhabi. They are building a new district in Abu Dhabi. A part of the development is to be a super speciality hospital and the client are looking for a Project Director to lead the construction and design management on this hospital.
The candidate is expected to have worked either as an owner's representative or as a consultant on atleast one hospital within the last five years to be considered eligible.
Key responsibilities are as below
Initial budgeting
Hiring of professionals including legal, architects, engineers, etc.
All entitlements, public approval, or public privilege
Coordination of the project with all common area elements and public infrastructure
Oversight of conceptual, schematic, and design development process, programming coordination, construction documents, construction (through Construction Manager) and related administration activities
Oversight and hiring of specialty consultants in conjunction with Construction Manager including landscaping, wind tunnel, elevator, etc.
Establishment of a design criteria, oversight of design and coordination with construction budgeting
Negotiation with governmental authority relative to off site improvements such as roads, sidewalks, etc.
Negotiation with service providers
Predevelopment law, including title insurance
Project financing
Insurance programs for predevelopment and development phases integrating interests of all ownership, lenders, consultants and contractors.
Final budget, ongoing budget monitoring and financial reporting thru oversight of analysts and development accountants
Draw process, monthly accounting payment and/or contract revision approval
Coordination from predevelopment through development to management
