Senior Project Manager - Construction
Location:
Anchorage, Alaska
This position involves managing multiple design and construction projects on behalf of owners, ranging from new building construction to renovations and utility projects. The candidate will handle preconstruction to warranty phases, develop strong client relationships, and coordinate with suppliers, clients, and vendors across the state. A busy role requiring 25% travel within Alaska.
Accountabilities- Manage multiple design and construction projects for owners, overseeing new builds, renovations, tenant improvements, and utility projects.
- Prepare and manage solicitations and selection processes for related project vendors, general contractors, and suppliers.
- Oversee and manage the project design process to ensure the owner’s needs are met within the proposed budget and schedule; facilitate design meetings, monitor progress, and support decision making.
- Organize and lead pre‑construction meetings; participate in weekly construction meetings; visit sites to monitor progress; process ASIs/RFIs; review pay applications; negotiate change orders; prepare contract amendments; prepare monthly status reports; monitor schedule, budget, and risk; maintain document control; and handle project close‑out activities.
- Provide on‑site construction QA to ensure compliance with design and specifications.
- Review contractor‑submitted schedules, provide feedback to the owner, and recommend corrective actions when critical path delays occur.
- Provide monthly budget reports, establish and maintain cost baselines, forecast program trends, and manage all change orders.
- Collaborate as a positive team member and build constructive relationships within internal and external teams.
- 9+ years of senior project manager experience in the construction industry in an “Owner Representative” role.
- Ability to work on and oversee multiple projects across the State of Alaska and travel to project sites as required.
- Professional accreditation in a relevant discipline (Construction Management, Certified Construction Administrator, Certified Construction Manager) or equivalent experience.
- Strong technical skills with project management software.
- Capability to obtain access to U.S. Military installations.
