Job Summary
The Regional Director is responsible for the management of a portfolio of properties in a given geographic area.  This person is focused on the financial performance of each property, ensuring that it is properly staffed and managed to provide an optimal return to the investors.  Additionally, this employee also has specific training and experience/leadership ability to oversee multiple managers/direct reports and provide guidance on operating and financial issues to those managers. This position is to oversee all Florida properties.

Essential Duties:       
• Understand and support the organization’s mission, vision, strategy, culture, goals and objectives
• Hire, train and supervise portfolio Community Directors, and other site associates as necessary
• Evaluate the staff of each community regarding sales expertise
• Ensure that all staff members provide the highest level of service to residents
• Meet budgeted income, expense, and leasing goals for the portfolio
• Work with owner/investment partners to maintain and improve the value of the assets
• Conduct quarterly meetings with Community Directors to keep them apprised of current issues
• Oversight of the annual budget process for each community
• Review the financial operations of each Community Director monthly
• Evaluate market conditions with each Community Director to determine unit prices in accordance with the market and budgeted goals. Shop competitors in person every quarter with the Community Director
• Assist each Community Director in the development of an annual marketing plan and conduct marketing reviews on a periodic basis
• Conduct property visits as deemed necessary to maximize the performance of the asset
• Communicate with owner/asset manager as required
• Assist with due diligence of new assets
• Other assignments as given by the VP or President

Abilities & Skills Required to Achieve Desired Outcomes
• Comfortable working within a functional organizational structure and crossing lines to facilitate objectives
• Recognize and take action to improve team, make tough staffing decisions
• Successful working with a diverse workforce
• Must be have strong financial management skills and be well versed in budgeting and forecasting
• Must have strong interpersonal skills to develop and enhance direct reports and other business relationships
• Must have sales and marketing experience to include sales training and goal setting, market analysis, market plan creation and implementation
• Must have strong leadership and management skills to include recruiting, hiring, team-building, coaching and mentoring skills
• Must be willing to travel
• Must possess willingness and ability to provide exceptional customer service
• Must be familiar with MS Excel, Word, and Outlook

Must demonstrate solid understanding of on-site property management operations and positions. Must have strong skills in written and oral communication, critical thinking and team building. Must be able to handle multiple projects/assignments concurrently and be very results-oriented. The candidate will be highly motivated and work well both independently and in a team environment. Must be a self-starter. Previous training experience preferred. The selected individual must be engaging and show the ability to both motivate and inspire. Travel will be required.

• BA/BS in Business or related field preferred
• At least 3 years multi-site apartment experience required, with a minimum portfolio of 1,500 units of 4 or more properties

PHYSICAL DEMANDS:                                                
The work is not physically demanding.  Typically, the associate may sit comfortably to do the work.  However, there may be some walking; standing; bending; carrying of moderate items such as papers, boxes, event items, collateral, books, small parts; driving an automobile, etc.  No special physical demands are required to perform the work.  Specific vision abilities required for this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
WORK ENVIRONMENT:                                                          
The work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting and training rooms, or commercial vehicles.  The work area is adequately lighted, heated, and ventilated, except when working on items outside of the office environment.
