Building Transformation are a niche external building fabric access and maintenance company based in Bedford, working predominantly in the Southeast. We are looking for an experienced Contracts Manager & Estimator with a strong background in roofing repairs, maintenance, leak investigations and refurbishment projects.
This is an exciting hybrid role combining surveying, estimating, client management, and project delivery. You will work with key clients across the MOD Estate, Hotel and Commercial Property sectors, supporting them with roof repairs, re-active support, maintenance planning, leak investigations and roof replacement projects.

- Conduct roof surveys, inspections, and condition assessments.
- Prepare quotations, estimates, and scopes of work.
- Manage client relationships and providing technical advice.
- Lead project planning and mobilisation activities.
- Manage subcontractors and project delivery teams.
- Monitor project performance, quality, programme, and costs.
- Ensure compliance with health and safety requirements.
- Produce survey reports, progress updates, and completion documentation.
- Identify opportunities for additional works and long-term maintenance solutions.
- Support business growth through exceptional service and client retention.
We’re looking for a commercially aware, detail-focused Estimator who can deliver accurate, competitive proposals and support business growth.
You will bring- Experience with in roofing, construction, maintenance, or building fabric projects.
- Experience estimating and pricing works.
- Strong understanding of various roofing systems and repair methodologies.
- Excellent communication and client-facing skills.
- Ability to read drawings, specifications, and technical information.
- Strong organisational and planning skills.
- Full UK Driving Licence.
- A proactive and solutions-focused mindset.
- Experience managing roofing contracts or projects.
- Knowledge of flat roofing, pitched roofing, and building fabric repairs.
- Health & Safety qualifications (SMSTS, IOSH, NEBOSH or equivalent).
- Experience managing subcontractors and site teams.
- Knowledge of project management systems and reporting tools.
