Building Controls Technician

Job Overview

Reporting to the Manager of Maintenance and Operations or designate, the Building Control Technician is responsible for maintaining and continuously improving the Board’s facilities building controls systems. This includes but is not limited to heating, ventilation, air condition, and refrigeration (HVAC-R), security and other low‑voltage systems. Create and modify control system computer logic sequences to ensure energy efficient equipment operation. Support maintaining the inventory of building components and systems using Board computerized asset management software.

Coordinate activities with Board maintenance staff and outside contractors as necessary.

Key Responsibilities
  • Program, commission, and modify control logic for DDC systems (Niagara 3, 4, &
    5), security, and low‑voltage systems. Manage HTML web applications and data transfers across Wide Area Networks (WAN).
  • Troubleshoot, repair, and calibrate HVAC‑R control equipment, including pneumatic/electric valves, thermostats, VLC controllers, Jaces, and dampers.
  • Manage computerized control logic for mechanical, plumbing, and lighting systems. Perform plumbing/mechanical repairs specifically related to Building Automation Systems (BAS).
  • Lead retro‑commissioning inspections to transition projects to active operations. Identify equipment deficiencies and recommend upgrades to optimize building energy efficiency.
  • Review and prepare layout designs for new mechanical infrastructure in alignment with engineering specs. Consult on the selection and procurement of specialized materials and equipment.
  • Act as the primary point of contact for ITS staff on network communications and coordinate with external contractors (HVAC, Electrical, Alarm) for system renewals.
  • Train facilities and custodial staff on BAS and alarm operations. Maintain confidential security panel access databases and establish documented system procedures.
  • Ensure all work meets Building Code, ESA, and TSSA regulations. Manage work orders and specialized DDC applications via computerized maintenance management systems (CMMS).
Qualifications
  • 2‑year post‑secondary diploma in Building Automation (BAS), Electronics, Electrical/Mechanical Engineering, or a related technical field.
  • Minimum 3 years in a commercial, institutional, or industrial maintenance environment.
  • Proven experience with DDC control systems, HVAC, electrical, and general mechanical repairs. Proficiency in BAS navigation, data trending, and troubleshooting is required.
  • Strong working knowledge of Ontario Building Codes, Ontario Fire Codes, and the Occupational Health and Safety Act.
  • Niagara 4 Technical Certification is considered a strong asset.
  • Familiarity with BAS energy management and optimization strategies.
  • Valid Ontario Class ‘G’ Driver’s License and consistent access to a reliable vehicle for multi‑site travel.
  • Ability to effectively communicate technical data and feedback to diverse stakeholders.
  • Must provide a satisfactory Criminal Record and Judicial Matters Check.
Work Environment
  • Frequent travel within the Board district with exposure to school‑site noise and interruptions.
  • Perform call‑in duties for emergency situations. Assess the urgency of repairs required, notify appropriate personnel and coordinate repairs.
Physical Requirements
  • Lifting up to 20lbs. Body mobility including: bending, squatting, rotating, kneeling, walking, sitting on a regular basis.
  • Required to work in environments with potential exposure to hazardous materials, chemicals, fumes, or dust.
