City Bellevue, State Washington (PNW 568 Bell Centre). Position Type:
Regular. The Maintenance Technician performs general maintenance tasks including work orders, unit turns, and grounds upkeep to preserve the asset and provide a high‑quality living environment for residents.

Responsibilities (WHAT YOU WILL DO)
  • Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical, appliances).
  • Repair and maintain interior and exterior property features (doors, windows, walls, flooring, fixtures).
  • Respond to resident maintenance requests, ensuring timely and efficient resolution.
  • Prepare vacant units for new residents (painting, cleaning, repairing or replacing damaged items).
  • Conduct regular inspections of common areas, equipment, and building systems to identify maintenance needs.
  • Implement and follow a preventive maintenance schedule to reduce equipment failure.
  • Respond promptly to emergency maintenance requests (plumbing leaks, electrical outages, HVAC failures).
  • Be available for on‑call duty (evenings, weekends, holidays) as required.
  • Ensure all work complies with safety regulations and building codes; report safety hazards or compliance issues.
  • Maintain an adequate supply of tools, equipment, and materials; keep the maintenance shop organized and stocked.
  • Complete work orders and documentation accurately, maintaining Sight Plan or tracker records.
  • Perform other duties and tasks as assigned.
Qualifications (WHAT YOU WILL NEED)
  • High school diploma or GED equivalent.
  • 2+ years of property management or related experience.
  • HVAC and/or CPO license preferred.
  • Proficient knowledge of electrical, plumbing, and appliance repair with hands‑on experience.
  • Knowledge of environmental/industrial hazards (asbestos, lead, mold, radon) as they apply to residential housing.
  • Ability to use a personal smart device for operations and communication apps.
  • General understanding of Microsoft Suite and property management software.
  • Ability to read, write, and speak English.
  • Proven organizational and time‑management skills.

  • Ability to multitask, adapt quickly, and meet tight deadlines.
  • Frequent interaction with residents and customers.

  • Five‑day onsite workweek including potential weekend coverage.
  • Availability for on‑call duties; prompt response to work orders except during meal and rest breaks.
  • Continuous physical effort, including heavy lifting (>50 pounds), frequent standing, walking, bending, and other strenuous activities.
  • Occasional travel for meetings, projects, or client visits.
