POSITION SUMMARY:
Maintains efficient operation and upkeep of buildings, properties, and grounds.
II.ESSENTIAL FUNCTIONS:
- Performs routine, preventive, and corrective maintenance on buildings and rental properties, including plumbing, electrical, HVAC, appliances, carpentry, painting, flooring, general repairs and cleaning.
- Assists in grounds keeping duties: mowing, weed eating, tree trimming, seasonal planting and snow removal from sidewalks and parking lots.
- Responds to work orders and maintenance requests in a timely and professional manner.
- Responsible for the use and proper maintenance of company hand tools and equipment.
- Move and relocates office furniture; adjust desks, chairs, and cabinets.
- Valid Driver's License and good driving record.
- Provides “on‑call” and after‑hours emergency coverage.
JOB DUTIES:
- Completes maintenance and repair of projects as assigned.
- Responsible for the preparation of “make ready” of vacant rental properties.
- Keeps track of maintenance receipts, vehicle reports and company credit card and expenses.
- Maintains assigned company vehicle; oil changes, tracks mileage, repairs and keeps vehicle clean.
- Performs all other related duties as assigned.
- Level I – performs the job at a satisfactory level but may require regular supervision.
- Level II – performs the job at a satisfactory level and requires occasional coaching.
- Level III – exhibits skill mastery, little or no coaching required.
EXPERIENCE AND SKILLS:
Required
Education and Experience:
- High School Diploma or equivalent.
- 1-2 years related work experience.
Preferred
Education and Experience:
- Knowledge of general building maintenance.
- Principles of carpentry, plumbing, painting, and electrical work.
- Knowledge of occupational hazards and standard safety practices.
Required Skills:
- Attention to detail
- Ability to work independently and make sound technical decisions using information at hand.
- Ability to communicate with co-workers and various business contacts in a professional and courteous manner.
- Ability to effectively function as a team player.
- Ability to use hand tools.
Desired
Skills:
- Ability to use a variety of power tools.
- Ability to use heavy equipment: tractor, forklift and backhoe.
QUALIFICATIONS:
Valid Oklahoma driver’s license and the ability to operate a motor vehicle appropriate for the job position.

Must be able to lift at least 70 lbs: 50-74% - Fingering/Grasping/Feeling - Must be able to write, type, and use phone system.: 50-74%
This position requires a great deal of exposure to the outdoors, which varies greatly on a daily basis, based on the climate and weather patterns of Oklahoma. In addition to working outdoors, this position may require exposure to attics and crawl spaces which introduce exposure to other external variables which can be uncomfortable. This position may require exposure to heavy machinery and industrial equipment which can greatly affect the pleasantness of the employee’s work environment.
