The RoleWe’re recruiting Partner Lettings & Management Agents to operate under the Guild brand in Bristol, particularly in student-heavy areas and HMO stock
.
This is a self-employed, commission-only role
, ideal for experienced letting agents, property managers and ambitious individuals who want the upside of running their own patch — without the risk, admin or regulatory burden of running an agency.
You will act as an appointed representative of Guild
, sourcing landlords, conducting viewings and managing client relationships, while we handle the operational backbone.
- Sourcing and onboarding landlords (student, HMO and residential)
- Letting and managing student houses and multi-let properties
- Conducting viewings and liaising with prospective tenants
- Acting as the primary relationship point for your landlords
- Working closely with Guild’s central team on:
- Referencing and guarantors
- Compliance and licensing
- Rent collection and payments
You will not be responsible for:
- Regulatory compliance administration
All handled centrally by Guild.
Commission & Earnings- Let-only fees
- Management and hybrid management fees
- Recurring income from managed assets
- No desk fees, franchise fees or portal costs
This role suits agents who want repeat business and portfolio growth
, not just one-off deals.
- Lettings agents and property managers with student / HMO experience
- Independent operators working with landlords or developers
- Self-starters confident managing landlord relationships
- Professionals with strong local knowledge of Bristol’s student areas
You should be:
- Self-employed (or willing to be)
- Professional, organised and commercially minded
- Comfortable working independently
- Interested in building a long-term student-focused portfolio
- Established brand with a student/HMO specialism
- Portal access (Rightmove, On The Market , Uni Homes via Guild)
- Full compliance, CMP, redress and insurance
- CRM, payments and tenancy progression systems
- Central operations and support
- Marketing assets and materials
You bring the relationships — we provide the infrastructure.
