Job Title

Property Maintenance Assistant

Summary

Under general supervision, performs the various janitorial and maintenance activities necessary to proactively maintain a growing portfolio of properties which include office, warehouse, agricultural, residential, and commercial holdings.

Essential Functions
  • Sweeps, mops, and removes trash and debris to maintain warehouse and campus cleanliness.
  • Inspects, assesses, and performs the routine maintenance work required to maintain the properties (replace light bulbs, unclog drains/toilets, adjust air temperatures, troubleshoot plumbing issues, etc).
  • Performs routine cleaning and maintenance on janitorial equipment.
  • Assists maintenance team in responding to emergency situations that arise at the properties, including water leaks, storm damage, property damage, etc.
  • Performs monthly visual fire extinguisher checks.
  • Reports difficult and/or unusual maintenance situations to the Property Maintenance Coordinator, discusses options and recommends possible solutions.
  • Sets up conference room tables, chairs, flip charts, outdoor canopies, etc. for routine conference room meetings and special events.
  • Assembles and rearranges modular furniture, office furnishings, office equipment, etc. in cubicles and offices.
  • Maintains satisfactory attendance, to include timeliness.
  • Responsible for understanding and complying with applicable quality, environmental, and safety regulatory considerations.
Qualifications

Minimum Qualifications
  • High school diploma or state‑issued equivalency certificate plus 2 years of experience performing general labor, janitorial and/or maintenance work.
  • Required to frequently lift and carry up to 50 pounds.
  • Skilled in reading, comprehending, interpreting and executing simple instructions, short correspondence and memos.
  • Skilled in writing simple correspondence.
  • Skilled in adding, subtracting, multiplying and dividing using whole numbers.
  • Ability to travel 50% of time by automobile.
  • Valid driver’s license and a safe driving record; or required to obtain a valid driver’s license within 30 days of hire.
Preferred Qualifications
  • Currently possesses forklift and reach lift certification.
  • Experience utilizing work order tracking software.
  • Ability to work on‑call nights and weekends, when necessary.
  • Experience with defining problems, collecting data, establishing facts, and drawing valid conclusions.
  • Mechanical aptitude with the ability to see a situation and understand how best to address it.
  • Experience with organizing and prioritizing work to meet deadlines.
  • Experience with operating a variety of hand tools, power tools, and machinery.
  • Experience with identifying, recording, and/or correcting safety hazards; lifting and carrying objects safely; using good judgment.
  • Experience with effectively presenting information to management.
Physical Demands
  • Frequent handling or feeling of objects; reaching with hands and arms; climbing or balancing; stooping, kneeling or crouching.
  • Occasional lifting and carrying of up to 50 pounds.
  • Specific vision requirements include peripheral vision, depth perception, and focus adjustment.
Work Environment
  • Occasional exposure to outside weather conditions, fumes or airborne particles, and toxic caustic chemicals.
  • Frequent exposure to moving parts.
  • Noise level is moderate.
Compensation

Hiring hourly rate: $19.09 – $22.40. Actual compensation may be lower or higher based on factors such as education, experience, knowledge, skills, and abilities, internal equity, and market data.
