Regional Building Surveyor – Lead Property Excellence Across Our Retirement Villages Are you an experienced property professional with a passion for leadership, compliance, and delivering outstanding maintenance services? We are seeking a dynamic Regional Building Surveyor to oversee the maintenance and surveying function across multiple retirement villages, ensuring our residents enjoy safe, high-quality, and well-maintained environments. As our Regional Building Surveyor , you will:
Leadership Lead and manage a team of maintenance staff, providing guidance, support, and performance feedback to ensure the delivery of high-quality maintenance services. Train/support and shape your team to develop a high-performance culture across your area of operation. Ensure that incrementally we deliver more repairs ourselves. Assist in the preparation of annual assets and maintenance budgets. Deliver monthly performance monitoring of all contract KPI's, budgetary performance, resident satisfaction, and any other relevant performance metrics as required.

Utilise performance data to inform and drive continuous improvement. Repairs and maintenance Identity gaps in service delivery and procure, develop, negotiate, and administer contracts with facilities management contractors, ensuring clear scope of work, performance metrics, and service level agreements are in place. Coordinate and oversee the scheduling and specification of repairs and maintenance work across multiple retirement village locations, prioritising tasks based on urgency and impact on residents' well-being.

Identify building defect issues and prepare detailed specification of remedial works. Review and comment on development schemes with long term maintenance and life cycles in mind. Actively review handover information from development team projects to understand and develop ongoing maintenance requirements. Contract management Monitor and evaluate contractor performance against contractual obligations, quality standards, and key performance indicators (KPIs), implementing corrective actions as necessary.

Resolve contractual disputes and performance issues, escalating matters when necessary and enforcing contractual remedies as appropriate. Conduct regular audits and inspections to verify contractor compliance with health and safety regulations, building codes, and industry best practices. Manage contract budgets, review and approve invoices, and ensure cost-effective utilisation of resources across all locations. Implement and maintain comprehensive records of contractor performance, contract documents, maintenance activities, and related correspondence across all locations.

Continuously evaluate and optimise maintenance processes and contract management practices to enhance efficiency, mitigate risks, and drive value for the organisation. Prepare tender and contract documentation and manage tender and negotiation processes as required. Stakeholder management Foster collaborative relationships with contractors and maintenance staff, conducting regular meetings to discuss performance, address concerns, and explore opportunities for improvement. Collaborate with Location Managers and Regional Operations Managers to facilitate efficient and effective service delivery across multiple locations.

Ensure residents are fully informed and engaged on all matters relating to maintenance and asset management. Engage with resident groups to achieve local maintenance goals and objectives and problem solve maintenance issues. Our successful Regional Building Surveyor will be RICS qualified or demonstrate equivalent professional experience and have proven experience in leading maintenance teams and managing facilities management contracts across multiple locations.
