Multifamily Sales & Estimating – Denver Office

Reports To: National Sales Director/Denver Construction Manager

Classification: Full-Time, Exempt

Position Summary

This role is responsible for developing, managing, and closing construction opportunities within the multifamily renovation, capital improvement, and exterior improvement sectors throughout the Denver Metro area. The position blends relationship-driven sales with hands-on project estimating, supporting DBK’s continued growth in the Colorado market.

The ideal candidate has strong multifamily experience, can walk a property, understand scope, build trust with client decision-makers, and translate findings into accurate proposals.

MEP experience is not required, but a strong understanding of construction workflows, trades, and multifamily asset operations is essential.

Key Responsibilities
  • Build and maintain long-term relationships with multifamily ownership groups, regional managers, asset managers, community managers, and maintenance leadership.
  • Represent DBK at industry associations, networking events, and AAMD/CREJ conferences.
  • Develop a strong pipeline of multifamily renovation & construction opportunities.
  • Conduct property walks to identify scopes, deficiencies, and pricing opportunities.
  • Prepare proposals, presentations, and bid packages tailored to each client’s needs.
  • Maintain consistent follow-up to improve proposal close rates and expand market presence.
  • Analyze drawings, site conditions, photos, and client requirements to create accurate estimates (aligned with duties in DBK’s Multifamily Estimator job descriptions).
  • Perform quantity takeoffs for all relevant construction trades (renovations, exterior work, carpentry, paint, concrete, roofing, amenity upgrades, etc.).
  • Solicit subcontractor pricing and evaluate proposals for accuracy and completeness.
  • Assist in value engineering and development of alternative options for clients.
  • Review client scopes and ensure alignment with DBK standards and profitability goals.
  • Create detailed bid proposals with clear scope narratives and assumptions.
Project & Internal Coordination
  • Work closely with Project Managers, Construction leadership, and the Estimating team to ensure project handoff is seamless.
  • Attend BRF intake meetings and follow DBK’s estimating workflow rules.
  • Maintain CRM or internal tracking systems for pipeline, proposals, and follow-ups.
  • Support Denver market expansion initiatives and uphold DBK’s Higher Standard of delivery.
Qualifications
  • Required:
  • Demonstrated multifamily construction experience (renovation, Cap Ex, exterior improvements, or interior unit scopes).
  • Strong understanding of property operations and multifamily asset lifecycle needs.
  • Proven success in sales, estimating, preconstruction, or construction management roles.
  • Ability to read and interpret construction drawings (architectural, structural).
  • Strong communication, relationship-building, and follow-through skills.
  • Proficiency with estimating tools such as Plan Swift, Bluebeam, Excel, or similar systems (consistent with DBK Estimator postings).
  • Preferred but not required:
  • Experience producing proposals for unit renovations, exterior repainting, roofing, amenity upgrades, or large-scale multifamily improvements.
