Senior Maintenance Technician – Beaumont Grand

Perform technical and mechanical work ensuring that the physical aspects of the property meet company standards for cleanliness, appearance, safety, and overall functionality.

• Complete assigned work orders from resident requests and preventive maintenance, diagnosing defects and repairing in accordance with policies, procedures, safety standards and code requirements.
• Carry out the make‑ready process for vacant apartments, including pre‑move‑out inspections, punch lists, vendor scheduling, procurement of materials, completing maintenance tasks and inspecting finished work.
• Follow procedures for obtaining materials, supplies, equipment and tools; track inventory, return unused items, and notify supervisor of re‑ordering needs.
• Complete documentation and paperwork accurately and timely so service requests can be properly tracked.
• Assist in maintaining grounds, common areas and amenities – pick up trash, pressure‑wash breezeways and pool areas, perform general cleaning, paint curbs and signage as needed.
• Support cost‑cutting programs by fixing rather than replacing parts, using materials efficiently and practicing correct tool use.

• Comply with safety and risk‑management policies, attend routine safety meetings, complete required OSHA training, and report accidents promptly.
• Inspect work performed by contractors and vendors to ensure quality standards, scope and specifications are met.
• Conduct routine and periodic property inspections to identify safety concerns and communicate needs to management.

• Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects and crawl in confined areas.
• Work in all weather conditions.
• Push, pull, lift, carry or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
• May be required to travel occasionally to assist other properties, attend training or meetings.
• Work a flexible schedule, including nights, weekends and holidays.

• EPA Type 1 and II or Universal certification for refrigerant recycling (for Certified Service Technicians).
• State and local certifications as required by jurisdiction (for all Service Technicians).
• Valid driver’s license to operate a golf cart on property as applicable.

Hourly rate: $24.00 – $26.55. Eligible for bonus programs (quarterly, annual, weekly, monthly, or quarterly) depending on corporate or onsite position.
