Annual Maintenance Contract — Façade Cleaning (External Glass Cleaning) - 2026

Annual Maintenance Contract — Façade Cleaning (External Glass Cleaning) Scope of Work;

• One time external façade cleaning during the contract period (Year 2026), or as instructed by Building Management.

• Perform external glass cleaning using appropriate access methods (rope access, cradle, or approved system as applicable).
• Use suitable cleaning solutions and tools to remove dust, stains, and environmental deposits.
• Ensure streak‑free cleaning of external glass surfaces.
• Protect façade finishes during cleaning operations.

• All cleaning materials, tools, chemicals, and consumables required to perform the services shall be provided by the Contractor.
• Cleaning chemicals shall be suitable for façade surfaces and environmentally safe.

• Site Supervisor / Rope Access Supervisor (IRATA Level III or equivalent).
• Rope Access Technicians (Level I / Level II as required).

All personnel shall:

• Hold valid certifications.
• Be trained for work at height.
• Follow approved safety procedures.

• Rope access systems and safety lines.
• Harnesses and fall protection equipment.
• Certified ropes and connectors.
• Access equipment and tools.
• Cleaning tools and systems.

All equipment shall be certified and suitable for safe operation.

• Perform external façade cleaning as scheduled.
• Coordinate cleaning schedule with Building Management.
• Provide method statement and risk assessment prior to commencement.
• Comply with safety requirements for work at height.
• Protect building façade, sealants, and finishes during cleaning.
• Notify Building Management of any observed façade damage or hazards.
• Provide work schedule by elevation where required.
• Maintain safe working zones and barricading.
• Remove debris and leave areas clean after completion.
• Carry out works during approved working hours.
• Provide proper supervision to ensure quality standards.
• Issue service completion report.

• Comply with applicable safety regulations.
• Provide PPE including helmets, harnesses, gloves, and safety footwear.
• Secure working areas and install warning signage.
• Ensure safe execution of works at all times.

• Contractor shall obtain necessary work permits where required.
• Contractor shall coordinate access with Building Management.

• Contractor shall take precautions to avoid damage to building surfaces.
• Any damage caused shall be rectified at Contractor cost.
