At La Vista Residence-2 , water seepage, mold growth, wall cracks, and paint deterioration have been identified within the atrium and staircase areas and external boundary walls of the building. The defects are affecting the visual appearance of the common areas and creating potential health, hygiene, and maintenance concerns. The condition is primarily attributed to water infiltration, inadequate waterproofing, poor ventilation, and aging paint systems.
Remedial repair and repainting works are required to restore the affected surfaces and provide long-term protection.
- Inspect and prepare all affected atrium
, staircase wall and E
xternal Boundary wall surface prior to repair works. - Clean damp-affected areas and apply approved anti-fungal treatment to remove mold and prevent future growth.
- Remove all loose, damaged, and deteriorated plaster from affected wall surfaces.
- Repair visible wall cracks using suitable crack filler and repair mortar materials.
- Apply new plaster to damaged areas where required and ensure proper curing before painting works.
- Apply surface primer followed by two coats of high-quality weather-resistant paint for durable protection and improved finish.
- Painting and repair works to cover the following approximate areas:
- Atrium Area: 1000 SQM
- Staircase 1 : 600 SQM
- Staircase 2 : 800 SQM
- Boundary Wall painting area: 650 SQM
- Ensure proper surface finishing, color consistency, and completion of works in accordance with standard maintenance and safety requirements.
