- Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
- Ensure property grounds and common areas are clean and free of debris.
- Complete assigned service requests for make‑ready units in a safe and timely manner.
- Inspect the property; pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance.
- Maintain leasing office, models, clubhouse, and common interior areas of the community in a clean, neat, attractive condition.
- Clean walkways, entryways and hallways.
- Ensure model tour route is free of debris.
- Provide excellent and professional customer service.
- Maintain appropriate levels of supplies required to perform the job by coordinating with Lead Maintenance.
- Comply with all training requirements set forth for this position.
- Will need to be on feet (66% to 100%).
- Will need to perform the following physical activities (66% to 100%): bend, stoop, squat, kneel, pick up debris, climb stairs, push or pull equipment, reach above shoulders, grasp, turn and finger dexterity, and use maintenance tools and ladders.
- Lift weights: 1–25 lbs constant (66–100%); 25–75 lbs frequent (33–66%); 75–150 lbs occasional (1–33%); >150 lbs rare (50 lbs often requires assistance. Wear PPE such as back brace when necessary.
- Observe areas needing attention/correction.
- Read cautionary labels, respond to written instructions from staff.
- See things clearly beyond arm’s reach frequently.
- Constant requirement to give information and receive instructions from residential management (33% to 66%).
- Ability to read, write, and understand English.
- Occasional use of personal transportation to pick up replacement parts and supplies from vendors (1% to 33%).
- Ability to be on-call and be on the property on short notice.
- Must have a valid driver’s license, insurance, and car registration if driving for business purposes.
- Constantly outdoors, in all weather conditions, often for extended periods of time (66% to 100%).
- Frequently indoors in all weather conditions that may be uncomfortable (hot in summer, cold in winter) (33% to 100%).
- Occasional exposure to paint fumes, solvents, adhesives, etc. (33% to 100%). Example: apartment during painting and/or after turnover. Must wear PPE such as N-95 mask, rubber gloves, eye protection when necessary.
- Occasional need to work in awkward confining positions (1% to 33%).
High School or better.
Experience- Experience in housekeeping and general maintenance in the property management industry or similar industry is preferred.
- Proven experience in interacting well with co‑workers, supervisors, guests, vendors, contractors, residents, and the public in a professional and pleasant manner.
- Good organizational skills.
- Strong customer service skills.
