M/s Propdex Consultancy Services LLP is a professional Project Management Consultancy (PMC) firm specializing in redevelopment of old and dilapidated buildings, housing societies, and cluster redevelopment projects. The firm operates in accordance with the Maharashtra Co-operative Societies Act, 1960, Government of Maharashtra Section 79A Guidelines, and other applicable redevelopment regulations, ensuring transparent, compliant, and dispute-free redevelopment processes.

Role Overview
The Project Sourcing Executive / Manager shall be responsible for identifying, sourcing, developing, and converting redevelopment opportunities for the organization. The role requires extensive fieldwork, networking, relationship management, society outreach, lead generation, and coordination with housing societies, developers, consultants, and key stakeholders involved in redevelopment projects.
The position plays a critical role in expanding the company's redevelopment portfolio by generating qualified redevelopment leads and facilitating project acquisition from initial contact through appointment of PMC and commencement of redevelopment activities.

Key Responsibilities
Redevelopment Project Sourcing & Lead Generation

· Identify old and dilapidated buildings, housing societies, layouts, and potential redevelopment opportunities.

· Conduct market surveys and redevelopment feasibility identification exercises.

· Generate redevelopment leads through field visits, networking, references, and market intelligence.

· Maintain and regularly update a redevelopment opportunity database.

· Track upcoming redevelopment opportunities across Mumbai & Mira-Bhayander regions.

· Build a pipeline of potential redevelopment projects for the organization.
Society Relationship Development

· Establish relationships with Society Managing Committees, Office Bearers, Redevelopment Committees, and key members.

· Conduct introductory meetings and redevelopment awareness sessions.

· Explain redevelopment procedures, benefits, statutory requirements, and PMC services.

· Build confidence and trust amongst society members regarding transparent redevelopment practices.

· Act as the first point of contact between the Society and the organization.
Business Development & Project Acquisition

· Present PMC services to housing societies and redevelopment committees.

· Organize redevelopment presentations, seminars, workshops, and member interaction programs.

· Coordinate proposal submissions, capability presentations, and appointment discussions.

· Assist management in securing PMC appointments and redevelopment consultancy assignments.

· Follow up regularly with societies until project conversion.

· Achieve project sourcing and acquisition targets assigned by management.
Documentation & CRM Management

· Maintain detailed records of leads, meetings, site visits, follow-ups, and project status.

· Prepare project sourcing reports and business development updates.

· Maintain CRM and lead tracking systems.

· Ensure all interactions and communications are properly documented.
Marketing & Awareness Initiatives

· Support redevelopment awareness campaigns.

· Conduct society-level redevelopment education programs.

· Coordinate digital and offline marketing activities.

· Promote the organization's redevelopment expertise and successful project portfolio.
Desired Qualifications

· Graduate in Real Estate, Engineering, Architecture, Commerce, Management, Marketing, or equivalent.

· MBA (Marketing/Real Estate) preferred.

· 0–5 years of experience in:
o  Redevelopment Project Sourcing
o  Society Acquisition
o  PMC Services
