Salary: $27.00 - $31.00 hourly

• Perform preventative maintenance and routine maintenance.
• Use the work order system and ensure completion of all work orders.
• Perform general maintenance, janitorial, and grounds work throughout the Community Associations.
• Conduct periodic inspections of grounds, common area buildings, and structures.
• Advise the Maintenance Manager of needed repairs, improvements, and safety issues.
• Understand carpentry, concrete, doors, drywall, fencing, cleaning, gutters, locks, plumbing, and painting.
• Perform other work-related tasks as assigned.

• 2+ years of maintenance experience preferred.
• Experience with carpentry, concrete, doors, drywall, fencing, plumbing, and painting required.
• Experience with cleaning, locks, and gutters is highly desired.
• Must be able to speak, read, and write English. Bilingual is a plus.
• Proficient problem‑solver.
• Must know how to use tools, supplies, materials, and chemicals safely.
• Experience and skills with simple electric maintenance is a plus, but not necessary.
• Pool maintenance experience is a plus, but not necessary.

• Ability to stand and walk for extended periods.
• Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
• Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
• Manual dexterity to operate tools, equipment, and machinery safely.
• Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
• Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
• Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
• Ability to wear and use appropriate personal protective equipment (PPE).
• Ability to work varying schedules, including evenings, weekends, on‑call, and overtime as required.

Hourly wage ranges from $27.00 to $31.00, depending on education and experience.
