Position:  General Supervisor --- Facilities Management Department
Scope of Responsibilities

The General Supervisor shall work under the Executive Supervisor of Facilities Management.  This position shall assume comprehensive responsibility for the planning, coordination, organization, direction, and management of the maintenance, custodial, grounds keeping, preventative maintenance, and communications systems daily operations.  He/she shall respond in a timely and thorough manner to meet the needs of the school community.

Performance Responsibilities

The General Supervisor shall function with a minimal level of supervision and independence in the management of personnel and fiscal resources to accomplish the responsibilities of the position.  This position shall supervise the activities of department foremen with functional and administrative supervision of trade support staff, custodians, varying numbers of substitute and seasonal workers, and contracted service providers.

1. Investigates concerns/complaints regarding employee performance/conduct, quality of services, etc, and initiates corrective action as required.
2. Performs special studies that include investigation, analysis and recommendations and solutions to problems as required by the Executive Supervisor of Facilities Management.
3. Identifies, develops, implements, and monitors a preventative maintenance program of scheduled inspection and repair of a variety of equipment and building systems.
4. Works with the Executive Supervisor preparing bidding specifications for contracted preventative maintenance services and manages implementation.
5. Coordinates responses to 24 hour/day emergency calls and implements appropriate response actions required to remedy the situation.
6. Coordinates the activities of assigned functions with other organizational units as necessary.
7. Reviews and insures the maintenance of supplies and materials inventory, servicing and maintenance of equipment, etc.
8. Maintains a priority system for emergency responses.
9. Reviews/assigns all incoming work orders.
10. Manages work order production, coordinates work order scheduling, production, and control systems.
11. Reviews completed work orders.
12. Coordinates in the preparation of bid documents, advertises, and awards minor contracts.
13. Reads and interprets plans, technical manuals, diagrams, architectural blueprints and specifications used in the building, mechanical and electrical trades.
14. Plans, coordinates, and supervises all daily operations and special projects.
15. Oversees the activities of the custodial foreman and all custodial operations.
16. Manages maintenance/operational overtime in relation to budgets.
17. Initiates purchases for supplies, materials, equipment, and services.
18. Assists in the development of district capital improvement plans.
19. Monitors expenditures in all assigned units to assure budget is not exceeded and that funds are effectively utilized.
20. Assists in personnel performance evaluation for department foremen.
21. Recommends selection, assignment, and transfer of department employees.
22. Reviews reports on personnel i.e., sick leave, vacation, leaves of absence.
23. Enforces district policies, procedures, work rules, performance standards, codes of conduct, etc. among assigned employees.
24. Other duties as assigned.
Position Requirements
High School,   5 to 6 Years work experience
Minimum Qualifications

1. Five years related experience.
2. Working knowledge of building codes, fire and safety codes and requirements.
3. Evidence of success in a leadership role.
4. Ability to communicate ideas clearly and effectively.
5. Ability to get along with others.
6. Goal oriented and goals acceptable to Kalamazoo Public Schools management.
7. Ability to organize operations so that time schedules are followed and all crews are productively employed.
