Job Description
This Facilities Maintenance Engineer is a hands‑on role that oversees the maintenance of two 100,000+ SF commercial office buildings running smoothly while overseeing landlord‑responsibility maintenance and repairs for a portfolio of single‑family rental homes that support individuals with intellectual disabilities. Employed by Dungarvin but working on behalf of related landlords (including Robert Lindahl Realty, Inc.), you’ll serve as the primary on‑site technical expert, systems operator, and maintenance contact.
WHATYOU'LL DO
- Owning and operating commercial building systems: Monitor and maintain HVAC (cooling towers, boilers, heat pumps, VAVs, RTUs, MAUs, AHUs), Building Automation Systems (BAS), security platforms, electronic access control, and cameras.
- Performing hands‑on repairs: Thermostat calibration, filter/belt changes, minor plumbing/electrical, light carpentry (drywall, painting, hardware), ceiling tiles, and general upkeep.
- Managing vendors and inspections: Act as primary contact for HVAC, elevators, life‑safety, janitorial, pest control, lawn/snow, trash, etc.; ensure code compliance, verify work quality, and approve invoices.
- Conducting regular walkthroughs: Keep commercial common areas, mechanical rooms, exteriors, and perimeters clean, secure, and functional.
- Handling residential portfolio: Prioritize and resolve landlord‑responsible repairs (minor plumbing/electrical, painting, drywall, landscaping) with sensitivity to resident needs and safety; coordinate contractors for capital items like roofing, siding, or windows.
- Managing work orders and improvements: Efficiently handle service requests, flag larger needs, strategize efficiencies, and support preventive maintenance.
- Experience: 3+ years of facility maintenance experience, ideally with both commercial systems and residential/general repairs (or strong background in a related trade).
- Technical
Skills:
Commercial Proficiency or experience with Building Automation Systems (BAS), cloud‑based security/access control platforms, and related tech. - Physical ability: Lift 50 lbs., climb ladders, work in crawl spaces/mechanical rooms.
- Mobility: Valid driver’s license, acceptable driving record, and reliable transportation to travel between commercial and residential sites.
- Technology: Familiarity with Microsoft Office and maintenance/security software.
- License: Boiler license or higher‑level HVAC/building engineer experience
- Technology: Familiarity with Microsoft Office (Outlook, SharePoint) and maintenance/security software
- Industry: Hands‑on background in residential property maintenance or group home/facility support environments.
- Prior experience: As a building engineer or facilities technician in commercial properties (office buildings, multi‑tenant spaces).
- Hands‑On Technical Expertise: Strong troubleshooting and repair skills in HVAC systems (monitoring boilers, RTUs, VAVs, etc.), basic plumbing, electrical work, carpentry (drywall, painting, hardware), and general mechanical systems.
- Building Systems Proficiency: Experience or quick aptitude for Building Automation Systems (BAS), cloud‑based security/access control platforms, cameras, and related tech; comfortable monitoring performance and making adjustments.
- Problem‑Solving & Critical Thinking: Ability to diagnose issues quickly, prioritize repairs, strategize efficiencies, and decide when to handle it yourself vs. call a vendor.
- Vendor & Stakeholder Management: Professional communication to coordinate with third‑party vendors (HVAC, plumbing, electrical, janitorial, pest control, etc.), tenants, program staff, and property managers. Being firm, friendly, and fair while building strong relationships.
- Attention to Detail & Safety Focus: Spot potential problems early, ensure code compliance/inspections, maintain accurate records, and prioritize safety in commercial and sensitive residential environments.
