Position: Apartment Lead Maintenance Technician - $18-$21/hr plus bonuses

Job Description

I. OVERALL PURPOSE

Our Lead Maintenance Technicians perform the day-to-day upkeep and repairs of our properties to include unit turns, service repairs, pool care, and preventative maintenance. They are an integral part of the team dedicated to ensuring the communities meet the quality maintenance standards set by Trinity Management. The ideal candidate will be a team-player with a background in construction, painting and/or skilled labor with the desire to learn the apartment industry and work both independently and as part of a team.

II. JOB DUTIES AND RESPONSIBILITIES

  • Respond to residents request for maintenance within 48 hours. Troubleshoot problems and take action to resolve maintenance issue. Notify resident when maintenance task is completed.

  • Keep work area clean and restore to original condition.

  • Perform on-call emergency service as required (rotation shared with other maintenance employees on site or in region.

  • Prepares apartments for new residents. Functions may include, but are not limited to: Light bulb changes, filter changes, lock repairs, install/repair window coverings, HVAC repairs, caulking, painting, trash removal.

  • Supports cost-cutting and expense controls by fixing rather than replacing parts when possible, using materials and supplies sparingly and correctly using tools and equipment.

  • Completes all administrative requirements and forms accurately and in accordance with established deadlines. Accurately document time sheets, daily maintenance logs, and other checklists as assigned.

  • Report any maintenance concerns for repairs to Maintenance Supervisor.

  • Participate in maintaining community appearance by removing liter and cleaning grounds, walkways and breezeways, parking lots and curbs, trash receptacle areas, amenities and other common areas. Paints and maintains fencing, curbs, building exteriors and common area interiors.

  • Responsible for the proper use of maintenance materials, equipment and motorized vehicles.

  • Follow established procedures accessing and returning tools and other materials from the maintenance shops. Assist Maintenance Supervisor with inventory and ordering process when required. Maintains, secures, organizes and cleans shop as needed.

III. ADDITIONAL JOB QUALIFICATIONS

  • Excellent customer service skills.

  • Ability to effectively work on a team and contribute to team goals.

  • Consistently maintains a professional, courteous attitude when dealing with residents, coworker and general public.

  • Assist in training new maintenance technicians.

  • Regularly scheduled to respond after hours to emergency maintenance requests.

  • Complies with safety policies and reports any safety or OSHA hazards immediately to the Maintenance Supervisor.

  • May be required to assist at other Trinity Management properties as needed.

IV. JOB SPECIFICATIONS

Knowledge, Skills and Abilities: Ability to organize and plan work adhering to deadlines; excellent communication skills including ability to follow and administer verbal and written instruction; ability to prioritize and manage multiple work projects; ability to work effectively with people at all levels of the organization; ability to favorably represent the company; excellent leadership, two-way communication, judgment, creativity, negotiation and conflict resolution skills; ability to interpret  technical data relating to position; ability to adjust to rapidly changing circumstances and priorities; basic knowledge of human behavior and management techniques.

Experience: Minimum of six years of experience in property management maintenance or equivalent experience.

Education/Training: High School diploma or equivalent. Must have EPA certifications Type I and II or Universal for refrigerant recycling. CPO certification is preferred,
