About MillisMillis Development & Construction is a Houston-based commercial GC and developer delivering projects through disciplined preconstruction, strong trade relationships, and hands‑on leadership.
A significant portion of our work supports master‑planned communities, parks, and outdoor amenities
, alongside more traditional commercial and municipal projects. We frequently work with landscape architects, civil engineers, and developers to bring site‑intensive designs to life—accurately, efficiently, and with accountability.
This is an advanced estimating role for someone who can independently manage takeoffs and pricing while contributing to a broader preconstruction strategy.
You’ll work closely with operations, leadership, designers, and trade partners to develop estimates that are competitive, well‑reasoned, and aligned with how the work will actually be built. This is often a team role—but we love someone that can see things through on their own.
What You’ll Do- Prepare detailed quantity takeoffs and cost estimates from concept through construction documents
- Develop and manage project budgets, pricing models, and value-engineering options
- Analyze drawings and specifications to identify scope gaps, risks, and cost drivers
- Solicit, evaluate, and level subcontractor and supplier bids
- Support hard bids, negotiated work, and GMP development
- Clearly document assumptions, inclusions, exclusions, and alternates
- Work closely with project managers and superintendents during preconstruction
- Participate in design and scope review meetings
- Support a smooth, well‑documented handoff from estimating to operations
- Maintain historical cost data and estimating benchmarks
- Participate in post-bid and post-project reviews
- Contribute to continuous improvement of estimating tools and processes
- 3‑5+ years of experience in commercial construction estimating
- Strong understanding of construction means and methods
- Experience with hard bids, negotiated work, and GMP projects
- Ability to independently read and interpret construction documents
- Experience working with subcontractors and suppliers in the Houston market
- Proficiency in estimating software and Excel (Plan Swift, Heavy Bid, Bluebeam, or similar)
- Experience estimating site-driven, outdoor, or amenity-focused projects
- Familiarity working alongside landscape architects or civil engineers
- Background in parks, hardscape, site infrastructure, or community amenities (including pools or water features)
- Ability to contribute to conceptual or schematic-level budgets
- Estimates that are accurate, clear, and defensible
- Strong trust from operations due to clean scopes and assumptions
- Productive relationships with trade partners
- Consistent contribution to winning and executing profitable work
- You’ll estimate projects with variety and visibility—not repetitive interiors
- You’ll be part of a collaborative preconstruction team with real influence
- You’ll work on both private development and public projects
- You’ll have room to grow as the company continues to expand
