Position Overview- Schedule – Monday, Wednesday, Friday 8:00 am-5:00 pm. Flexibility to work additional hours may be required to meet company/project needs.
- On-Site – Requires physical presence at the job location during scheduled hours. Current residents of the property are not eligible for this position.
- Must live within 30 miles of the property and have reliable transportation. If relocating, relocation must be completed prior to start date.
- Property Information – The Woodland Apartments, 224-unit garden style apartment community built in 2012.
- Compensation – Pay Range: $20 to $21/hour. Bonus incentives include monthly leasing bonuses. Benefits include medical, dental, and vision; employer pays 85% of the employee premium. 401(k) with company match. Paid sick leave accrual (~11 days/year). Paid vacation starting at two weeks, with tenure. 11 paid holidays including 2 personal holidays.

- 1+ years’ experience in multifamily or hotel groundskeeping/landscaping preferred within the last 10 years.
- Experience and willingness to work outdoors is required.
- Experience providing great customer service to residents and/or customers is required.
- Experience using power washers, leaf blowers, and other landscaping tools is required.
- High school diploma or GED required.
- Strong attention to detail and organizational abilities.
- Effective communication and teamwork.
- Positive attitude and collaborative team approach.
- Responsibility and pride in work.
- Fluent in English with strong reading, speaking, and writing skills.
- Maintain courteous communication with residents, applicants, and vendors.
- Maintain timecards and reports.
- Keep work and storage areas orderly.
- Maintain dumpster areas and buildings daily to preserve curb appeal.
- Ensure cleanliness and upkeep of community amenities (pool, fitness center, pet stations, outdoor cooking areas, office spaces).
- Coordinate with Maintenance Supervisor to ensure contracted landscaping services meet APM standards.
- Clean and maintain community restrooms daily.
- Maintain pool/spa area by vacuuming, sweeping, cleaning, and related tasks for safety and welcome.
- Assist with painting, cleaning, and general maintenance as directed by Maintenance Supervisor.
- Help maintain inventory of supplies and equipment.
- Maintain grounds, lawns, walkways, and driveways free of debris.
- Ensure equipment is safe to operate and operators are trained.
- Assist with irrigation system maintenance; check sprinkler heads daily.
- Weekly cleaning of exterior doors, entryways, and landings.
- Additional duties as assigned.
- Must have own basic hand tools; property will provide power tools as required.
