Location: Tillamook

Maintenance Lead/Supervisor

Full Time – Champion Park, Tillamook, OR

Salary: $24.00 – $26.00 per hour, DOE

Schedule: 40 hours/week;
Monday – Friday, 8:00 AM – 5:00 PM

Guardian requires a self‑starter who enjoys leading and supervising others in a fast‑paced, hands‑on environment. The ideal candidate is highly organized, professional, communicative, and able to work independently.

Responsibilities

The Maintenance Lead’s primary role is to manage site maintenance, housekeeping staff, and property upkeep.

Responsibilities include:

  • Prioritizing and processing work orders, both urgent and routine, to maintain excellent curb appeal and overall property appearance.
  • Ensuring all maintenance work complies with OSHA regulations, Guardian policies, and procedures.
  • Coordinating with other property staff, vendors, and the Community Manager to provide outstanding customer service and proactive property maintenance.
  • Completing required paperwork and reports on time to safeguard the financial health of the property.
  • Maintaining the property in accordance with local, state, and federal laws (fire, backflow, OSHA, etc.).
  • Purchasing maintenance supplies within budget and managing the property’s maintenance budget.
  • Responding to service requests, completing work orders, and overseeing apartment turnovers in a timely and professional manner.
  • Gathering bids for property improvements and coordinating vendor work schedules.
  • Inspecting property and vacant apartments regularly, ensuring cleanliness, and maintaining the model unit for showings.
  • Scheduling emergency coverage and staying on call for after‑hours and weekend emergencies.
  • Communicating with the Community Manager regarding resident questions, concerns, and any issues brought to the Maintenance Supervisor.
  • Coordinating maintenance for pools, spas, and associated areas (if applicable).
  • Maintaining confidentiality for resident, property, owner, and Guardian information.
  • Recording time worked accurately and adhering to time‑keeping guidelines.
  • Collaborating with corporate departments and maintaining collaborative working relationships throughout the organization.
  • Continuously seeking improvements in work processes to better meet resident needs and company expectations.
  • Performing other duties as assigned by the Community Manager or Portfolio Manager.
Minimum Qualifications
  • High school diploma or GED.
  • At least two (2) years’ experience as a Property Maintenance Technician.
  • Basic knowledge of plumbing, electrical, and carpentry.
  • Ability to lift a minimum of 50 lbs.
  • Comfortable working on ladders up to 15 feet.
  • Excellent attention to detail and organizational skills.
  • Proficient in reading, writing, and speaking English.
  • Strong verbal and written communication skills.
  • Ability to complete company training requirements within specified deadlines.
  • Basic computer literacy and willingness to use standard computer or web‑based technology.
  • Willingness to be on‑call on a rotating basis for occasional after‑hours and weekend emergencies.
Preferred Qualifications
  • CAMT certification.
  • OSHA 10 certification.
  • Knowledge of UPS/REAC requirements.
  • Prior supervisory experience.
  • Own or have access to a reliable, properly insured vehicle with a valid driver’s license.
  • For properties with a pool, Certified Pool Operator (CPO) certification may be required.
