Job Summary
The Senior Property Accountant is a critical job function within the Property Accounting team at ZRS Management, LLC. The Senior Property Accountant reports to either a Property Accounting Manager or Controller and is responsible for full‑cycle accounting for an assigned portfolio of multifamily properties. The candidate will ensure accurate and timely financial reports are prepared within prescribed reporting deadlines to our client’s satisfaction.
Responsibilities- Prepare monthly financial statements for multiple properties.
- Review financial statements to provide comments on the properties within the portfolio.
- Ensure the accuracy and timeliness of the financial reports required by ZRS and third‑party clients.
- Manage cash flow, anticipate future cash deficiencies, monitor daily cash balances, and maintain a cash log.
- Perform monthly bank reconciliations and follow up on outstanding items.
- Assist with the review of bank reconciliations prepared by Property Accountants.
- Manage the payment of invoices and ensure timely payments according to the AP schedule for each property.
- Oversee and follow up on critical payments such as real‑estate taxes, insurance, debt service, and other key obligations.
- Calculate and process required cash distributions to owners.
- Set up electronic fund transfers within the various banking portals.
- Communicate with on‑site teams and other Property Management members to assist with pre‑close and close activities, answer financial statement questions, provide support, and ensure completion of accounting processes for timely delivery to clients.
- Prepare AME: review all site reports against GL reports and approve advancement of month‑end date if needed.
- Record all necessary journal entries, prepare financial statements/reporting packages, and calculate/review asset and management fees.
- Reconcile balance‑sheet accounts, prepare supplementary reporting (balance‑sheet schedules), and close the general ledger.
- Respond to inquiries in a timely manner.
- Monitor debt levels and enforce compliance with debt covenants.
- Review lender escrows, replacement reserve escrows, reconcile escrows and reserves, and record accruals and reclasses.
- Assist with year‑end audit supporting documents.
- Set up new properties in accounting software, prepare opening entries for new properties, and prepare closing entries for sold properties.
- Prepare final operating statements, fund distributions, reconciliations, close bank accounts, and other closing duties for sold properties.
- Follow up on budget status throughout draft, revised, and final stages, upload within deadlines, and update requirements as needed.
- Participate in round‑table discussions to address policy and procedure updates.
- Assist with training associates on the accounting cycle.
- Undertake special or ad‑hoc projects and other tasks as needed.
- Excellent computer skills, including proficiency in the specific property accounting software.
- Knowledge of Real Page, Yardi, or MRI.
- Proficiency in Microsoft Office.
- Ability to read/write English professionally.
- Ability to apply Generally Accepted Accounting Principles (GAAP).
- Ability to forecast, plan, and manage cash.
- Ability to review and analyze financial statements.
- Excellent analytical, communication, and organizational skills.
- Ability to prioritize workload, handle multiple demands, work under pressure, and meet tight deadlines.

3+ years of accounting experience (residential property accounting preferred). 4‑year accounting or finance degree required.
Working Conditions and Physical DemandsThe Senior Property Accountant works in an office environment and may sit for extended periods. They must be able to push, pull, stoop, kneel, reach, grasp, talk, hear, climb, and lift objects up to 5 pounds with ease. Office equipment such as computer, phone, fax, and scanner must be operated. The individual should be able to commute to and from work and be available during the normal business hours of ZRS Management.
