Responsibilities- Perform basic electrical repairs on appliances, fixtures, switches, outlets, circuits, and light plumbing work such as clearing stoppages and replacing fittings.
- Perform carpentry work including fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors, and exterior and interior painting.
- Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
- Assist in custodial and grounds work: sweeping, mopping, vacuuming, emptying trash, cleaning windows in common areas.
- Respond to work orders, resident requests, and concerns in a timely and professional manner.
- Assist with apartment move‑in and move‑out inspections and help the Maintenance Manager or Community Manager schedule annual apartment inspections – complete make‑ready process of vacant apartments as directed.
- Have knowledge of water and gas meter cut‑offs, apartment and fixture cut‑offs, sewer clean‑outs and the post map of the same.
- Keep accurate records of preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders, and perform scheduled maintenance on all equipment per manufacturers’ operating manuals.
- Report any maintenance or resident‑related concerns to manager promptly.
- Periodically inspect units, buildings and common areas; perform repairs and janitorial assistance as needed, ensuring storage areas and entrances are locked and adequately lit.
- Attend and participate in training seminars as requested, operating within OSHA standards and company safety policies at all times.
- Ensure effective, timely and professional interactions with residents, contractors and the property management team on all maintenance services provided.
- Track stock control and utilization of maintenance materials as required.
- Perform other duties as assigned.
Standing, walking, sitting, lifting up to 30 lbs, carrying up to 30 lbs, pushing or pulling up to 30 lbs, twisting, climbing stairs and ladders, stooping, kneeling, crouching, crawling, driving vehicles and equipment, and computer work are common aspects of this role.
QualificationsRequired Experience: 1 year minimum maintenance work experience or related field; specific skills required by the property.
Required Education/Training: High School Diploma and training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing and cleaning, or air‑conditioning; specific certifications required by the property; trade school and/or military training is a plus; valid driver’s license and acceptable driving record may be required.

Skills and Abilities:
Willingness to work in areas beyond strictly repair maintenance (janitorial, custodial, gardening, painting, etc.); personable and trustworthy with good interpersonal skills; safety conscious; ability to read, speak and comprehend work instructions and safety notices in English.
Work may involve exposure to dust, fumes, solvents, variable lighting, and noise.
- Must be able to work evenings, weekends, and holidays on a shift or on‑call basis if required for emergency or scheduled work.
