Description
The Senior Superintendent is responsible for the completion of assigned construction projects and is accountable for the daily operation of a job site, including scheduling, production, and procurement of materials, manpower, and equipment. They supervise other superintendents and all direct labor positions on the assigned project, manage and oversee contracted work on the site, and ensure successful project completion.
Responsibilities- Study specifications to plan procedures for construction, establish start and completion times, and determine staffing requirements for each phase.
- Collaborate with Project Manager(s) to determine the project schedule and develop & utilize "look ahead" schedules to assess progress and spot upcoming issues.
- Coordinate the pre‑construction meeting with the Project Manager prior to mobilization.
- Direct procurement of tools and materials to meet specified delivery times and work schedules.
- Meet and direct supervisory personnel engaged in planning and executing work procedures, interpreting specifications, and coordinating various construction phases to prevent delays.
- Meet regularly with craft personnel to update them on construction issues and gather input for solutions.
- Meet with subcontractors prior to mobilization to review scope of work and schedule; advise subcontractors on each phase’s schedule and phasing requirements.
- Meet regularly with clients to update them on project progress.
- Work with supervisory personnel and labor representatives to resolve complaints and grievances with the workforce.
- Consult with supervisory, engineering personnel, inspectors, and suppliers of tools & materials to resolve construction problems and improve construction methods.
- Inspect work in progress to ensure work conforms to specifications and construction schedules.
- Manage the project based on progress reports, material usage, and costs and adjust work schedules accordingly.
- Work with the Manager of Craft Resources to move personnel from project to project, manage crew mixes and work assignments, and control labor costs.
- Work in conjunction with the Project Manager to prepare the Project Management Plan.
- Ensure company safety and quality policies, housekeeping requirements, and other standards are implemented consistently.
- Comply with all safety policies, practices, and procedures; report all unsafe activities to Safety.
- Perform other duties as assigned.
- Supervise other superintendents, general foremen, foremen, project managers, project engineers, and all direct labor positions on the job site, managing appraisal and work assignments of personnel.
- Bachelor's degree in engineering or construction‑related field, or equivalent.
- At least 10 years of project management experience.
- Fifteen years of commercial construction experience and/or education.
- Excellent written and oral communication skills.
- Excellent administrative skill.
- Computer and office equipment skills, including email, word processing, spreadsheet, graphics, and fax.
- Excellent problem‑solving ability with co‑workers, owners, and subordinates.
- In‑depth knowledge of commercial construction processes.
- Working knowledge of construction laws and practices.
- Proven negotiation skills and at least one‑year experience in negotiating contracts.
- Dependable understanding and ability to apply building codes and other design requirements.
- Reliable blueprint‑reading skills.
- Integrity; maintains normal standards of ethics, conduct, and organizational policies in job‑related activities.
- Demonstrated ability to successfully function as a team leader.
- Current valid driver's license.
- Ability to perform essential duties efficiently, accurately, and safely with or without reasonable accommodation.
- Professional affiliation (e.g., AGC member) preferred.
- Professional credential preferred.
