Semler Building LLC has an opening for on-site Property Manager. We are seeking a Property Manager who can manage our awesome community. Ideal candidates enjoy mentoring and developing their staff, like to work hard while having fun and are strong problem-solvers. The work schedule is Monday-Friday (occasional weekends if needed).

Objectives of this role:
Forge relationships with contractors and building occupants. Demonstrate proactive oversight with maintenance crews and report to Office Manager.
Work with leasing and various other professionals in an effective manner to resolve tenant issues and/or disputes.
Regularly inspect property to ensure cleanliness.
Preparing and scheduling property viewings, conducting property tours.
Manage community property by organizing daily, weekly, and monthly responsibilities.
Addressing and resolving residents' questions, concerns, and complaints in a timely manner.
Knowledge of rental contracts and property and anti-discrimination laws.
Schedule maintenance and repairs.
Creating and distributing marketing materials to attract new tenants.
Work cooperatively with vendors and contractors, with tenant coordination, to expedite the completion of work.
Attend weekly meetings with Office Manager to present prospect activity reports, variance reports, property inspections, roof inspections, and lighting reports.

Position Requirements
High School, 1 to 2 Years work experience
Skills and Qualifications:
High school diploma or equivalent.
Knowledge of state and local fair housing regulations.
Stress-management, time-management, and problem-solving skills.
Ability to travel and work an unpredictable schedule.

Preferred Qualifications:
2 years property management experience
Proficient computer skills, including Microsoft Office and CMS.
Established relationships with contractors and service providers.
Negotiation and conflict-management skills.

Managers apartment unit.
Utilities included in compensation package (Water, sewer, and garbage).
Monthly salary (DOE).
