Maintenance Worker 4 - HVAC Controls Technician -
PurposeTo improve student achievement by performing a variety of advanced journey level skilled work in the maintenance, construction and repair of buildings and equipment in trade areas requiring local or state licensing.
Requirements- Thorough knowledge of the operation and maintenance of HVAC components including air handlers, VAV’s, unit ventilators, multi‑zone units, coils, valves, fans, motors and all associated components.
- Thorough knowledge of HVAC sequences of operations required to maintain space temperatures and airflows within operating parameters. This knowledge must include interactions between air distribution equipment, boilers, chillers, domestic water heating systems, radiators, and other equipment.
- Thorough knowledge of the principals of HVAC air steam and water distribution and balancing.
- Experience in the use of Direct Digital Control (DDC) systems for building operations, scheduling HVAC systems, troubleshooting and diagnosis is required.
- Experience in DDC programming and implementation is desired. Alerton DDC system preferred.
- Experience in installation and/or repair of existing DDC system components including actuator, wiring, control module, etc.
- Working knowledge of HVAC pneumatic control systems, ability to operate and troubleshoot pneumatic control systems.
- A Limited Maintenance Electrician (LME) license or a Limited Energy Technician (LEB) license; or ability to obtain license within 6 months of hiring.
- General knowledge of the operation and maintenance of chillers, boilers, and electrical systems.
- General knowledge of computer networking and communication.
- General background in school or major building HVAC operations including scheduling, preventative maintenance and emergency repairs.
- Ability to read blueprints and wiring schematics.
- Develop, implement, and perform procedures for daily DDC system evaluation, utilizing computer DDC systems software.
- Develop, implement and carry out procedures required to maintain HVAC system DDC systems.
- Analyze and adjust HVAC systems as required by weather extremes and other circumstances.
- Routinely and effectively analyze HVAC systems utilizing DDC system software for proper operations, energy conservation, system troubleshooting, etc.
- Troubleshoot, repair, and maintain DDC systems equipment, pneumatic and electronic.
- Calibrate DDC systems sensors and/or thermostats.
- Assist in refining and implementing procedures for the annual inspection of HVAC equipment (filter change, lube, check belts, etc.)
