Position Title: Manager I Lease & Disposition

Position Location: Quincy, MA OR Salisbury, NC OR Carlisle, PA OR Scarborough, ME

Position Summary:

Responsible for developing and delivering on strategies and objectives and for the new leasing activities for the investment real estate within multiple brands and discontinued operations and the supervision of one leasing specialist (indirect management) regarding all leasing activity for all existing tenants. Responsible for monthly reporting and providing follow up to the brands on all leasing activity. Responsible to gather market information to maintain current market knowledge, including market rental rates, tenant activity and development plans within the various market areas.

Principle Duties and Responsibilities:

* Be a primary business driver to develop execute and deliver on key real estate strategies for the company.
* Negotiate letters of intent, new leases and purchase and sale agreements with brokers, tenants, buyers and landlords and drive all projects to completion to ensure the company achieves its rent income objectives and meets its occupancy goals.
* Develop internal lease requests, deal write ups and other documentation to present to senior management, the brand and the legal department to gain approval and document all transactions.
* Direct various lawyers in the real estate law department and outside on all business terms related legal documents to develop, negotiate and finalize all execution documents for all new leases, and various purchase and sale agreements, ensuring that all such transactions are aligned with the company's site and brand specific objectives and that all business are achieved for the company.
* Continuously gather and maintain market information to maintain current market knowledge, including market rental rates, tenant activity and development plans within the various market areas and to use this knowledge to develop, implement, gain approval for and timely execute on real estate deals for the company that align with the company's strategies.
* Track critical dates, develop and recommend strategy to either extend or not extend investment property leases within the portfolio and timely draft and obtain all CRC and/or other related real estate approvals in connection with the negotiations of any AP lease extensions to ensure that all AP lease extensions within their portfolio are tracked, timely reviewed and approved by the brand and timely documented, so all renewal/non-renewal are properly exercised or declined.
* Understand and communicate the overall operational and accounting impact of all real estate transactions handled to senior management and the brands verbally and in writing.
* Provide input to Director on strategy and site-specific objectives for each of their respective properties.
* Dotted line supervision of leasing specialist related to deal development and completion to ensure that the leasing specialist timely negotiates and completes all existing third-party tenant lease documents within the respective portfolio in alignment with the company's financial and site objectives.
* Provide real estate information and knowledge to Director and other internal persons and groups (legal, technical accounting, investment planning, real estate development, regulatory compliance, etc.) as well as external customers and real estate professionals, in supporting the accomplishment of the company's leasing, disposition objectives and accounting treatment and valuations
* Hire and manage brokers on a day-to-day basis for each of their respective properties, including conducting bi-weekly status update calls and all documentation to hire/retain and manage the brokers to ensure that the brokers are aggressively and timely soliciting and securing real estate deals for the company that align with the company's objectives.
* Develop and maintain an accurate and updated list of all vacancies and properties for sale to be used internally and for marketing of the company's real estate assets; keep surplus property list up to date adding and removing properties and spaces and properties are sold or disposed of and/or spaces are leased; keep the property website up to date; keep up to date broker binders for all brokers/properties, including updated site plans and marketing materials.
* Develop and maintain a consistent schedule for visiting properties and market areas each year, so the incumbent is familiar and knowledgeable with the market areas and all properties within their portfolio.
* Maintain up to date status log and deal completion tracking information to ensure timely reporting to the brands and ensure deals/transactions are not missed and are aggressively pursued to completion.
* Work with construction lead and tenant to develop Landlord and Tenant Work scopes for all leases to ensure that all Landlord and Tenant work is clearly negotiated and priced and that all parties are clear and aligned on the timing, price and scope of all Landlord and Tenant Work, as applicable.
* Mentor and train the leasing specialists.
* Develop, maintain and grow beneficial working relationships with key internal clients and external stakeholders.
* Work effectively with internal and external stakeholders to ensure company's real estate objectives and schedules are developed and met.
* Drive cost reduction and increase productivity by timely completing deals to meet the company's financial and site objectives; this includes, without limitation, ensuring proper Landlord oversite during the deal negotiation, documentation and space delivery.
* Insure all approvals are timely obtained/retained throughout the transaction process, including all internal documentation.
* Provide support as needed and as requested by the Director.
* Assist in insuring timely company reporting requirements/compliance with real estate requirements and contract terms.
* Enforce and adhere to company policies, rules and regulations.

Requirements Basic Requirements:

* Bachelor's degree
* 8 plus years experience

Skills and Abilities:

* 8-10 years of retail real estate leasing experience
* Landlord leasing experience preferred
* Experience reading, understanding and analyzing legal documents
* Business acumen and financial analytical skills to develop and evaluate real estate transactions
* Experience negotiating real estate leases and purchase and sale agreements
* Experience managing outside brokers.
* Real estate market knowledge preferred.
* Strong contract negotiation skills
* Proven analytical, financial and administrative skills
* Proven track record for timely bring deals to closure and delivering results
* Must work well in a team environment
* Excellent interpersonal, written and verbal communication skills
* Strong attention to detail
* Able to multitask and manage various specific and frequent deadlines
* Ability to manage multiple tasks and prioritize work successfully
* Excellent follow up and follow through skills to successfully and timely bring transactions to closure
* Able to work well with a wide variety of people both inside and outside of the organization
* Able to work productively independently and deliver results
* Must be results driven.
* Able to adhere to company standards, rules, guidelines and regulations
