Position Summary

Manage the preconstruction effort from project award to construction, including client interface, managing the design team, managing unified workflow, as well as managing the overall budget through the preconstruction process. Assist in the development of project proposals, estimates, and executing the win-strategy of project pursuit.

Responsibilities
  • Develop a new customer base for the division through client interaction in course of duties.
  • Assist in creation of project proposal, estimate review, and win strategy.
  • Serve as the main point of contact for a project during the preconstruction phase.
  • Responsible for design management during the preconstruction phase.
  • Responsible for developing engineering plan with project Engineering Lead.
  • Responsible for implementing and managing Unified Workflow.
  • Provide leadership to the project team, including identifying and delegating responsibilities.
  • Apply defined policies and procedures and take responsibility for decisions and project issues.
  • Develop and implement procedural systems and strategies to ensure continuous improvement of preconstruction, engineering, and BIM execution.
  • Develop and maintain a clearly defined repeat client base and assist in future work procurement with these customers.
  • Prepare budget analysis reports, cost and revenue projections, budget tracking, and change orders during the preconstruction phase.
  • Identify roles and responsibilities of the team.
  • Mentor project team and develop future preconstruction leads within the division.
  • Present bids and explain the job clearly to Project Executives and Project Managers.
Qualifications
  • Demonstrated skills of proactively planning projects and implementing design strategies to maintain project budgets.
  • Ability to lead preconstruction activities on a major project.
  • Ability to perform value engineering analyses.
  • Deep understanding of engineering systems, higher than the PE or PM level.
  • Ability to communicate with all levels of management.
  • Ability to present proposals and give sales presentations.
  • Strong knowledge of building HVAC mechanical systems.
  • Attention to detail and thoroughness in work.
  • Working knowledge of design software; internet software; project management software; spreadsheet software; and word processing software.
  • Working knowledge of Building Information Modeling software;
    Autodesk capabilities, Navisworks, CAD MEP.
  • Problem-solving skills with ability to identify and resolve problems in a timely manner.
  • Customer service skills and ability to solicit feedback to improve service.
  • Strong written and verbal communication skills.
  • Interpersonal skills and professionalism under pressure.
  • Organizational skills with ability to prioritize and plan work, coordinate projects, and meet deadlines and budgets.
  • Leadership skills with ability to manage people and tasks and apply feedback to improve performance.
  • Decision-making skills with sound judgment.
  • Understanding of business implications of decisions; aligns work with strategic goals and budget constraints.
  • Bachelor’s degree in Mechanical Engineering, Civil Engineering, or Construction Management.
  • 3 years in Project Management and 3 years in Engineering.
  • Ability to read and interpret technical documentation including CAD drawings, blueprints, submittals, etc.
  • Ability to work at a computer terminal for extended periods and to visit job sites safely.
