Job Summary
The Maintenance Systems Manager is responsible for managing and continuously improving the computerized maintenance management system (Asset Essentials), maintaining parts inventory, and supporting plant health and safety programs. This role acts as the system owner for CMMS, ensuring accurate data, effective preventive maintenance strategies, regulatory compliance, and strong alignment with production and safety objectives. The position plays a critical role in supporting Hörmann’s commitments to operational excellence, employee safety, quality, and continuous improvement.
MaintenanceSystems & CMMS Ownership
- Own and administer the plant CMMS, including asset hierarchy, equipment records, work order workflows, preventive maintenance schedules, failure codes, and documentation standards.
- Ensure all parts inventory is accurately documented and maintained in the system.
- Standardize maintenance planning, scheduling, and reporting practices across the facility.
- Train maintenance technicians, supervisors, and planners on proper CMMS usage and expectations.
- Develop, deploy, and continuously improve preventive maintenance programs aligned with OEM recommendations and Hörmann reliability standards.
- Monitor PM compliance, completion quality, and effectiveness; adjust frequencies and tasks based on performance data.
- Reduce unplanned downtime by addressing recurring failures and chronic equipment issues.
- Ensure inventory necessary for PM is adequate and maintained.
- Analyze maintenance data, downtime trends, and equipment performance to identify improvement opportunities.
- Support Root Cause Analysis (RCA) and failure investigations for major breakdowns and safety‑critical assets.
- Partner with Engineering, Production, and Continuous Improvement teams to improve equipment reliability and maintainability.
- Support new equipment installations and capital projects by ensuring proper maintenance documentation, PM setup, and spare parts planning.
- Support structured spare parts management, critical spares, and maintain minimum/maximum inventory levels.
- Improve parts availability while managing cost and inventory accuracy.
- Collaborate with Purchasing and Stores personnel to support maintenance effectiveness.
- Ensure maintenance systems and records support OSHA, Hörmann safety standards, and internal audit requirements.
- Support safe work practices by embedding safety checks into PM tasks and work orders.
- Partner with Plant Manager to maintain Industrial Hygiene audits and all SDS.
- Analyze maintenance‑related safety incidents and near misses, supporting corrective and preventive actions.
- Promote a strong safety culture within the maintenance organization through data transparency and standardized processes.
- Bachelor’s degree in engineering, industrial maintenance, reliability engineering, or a related technical field OR equivalent combination of education and hands‑on maintenance systems experience.
- Minimum 5 years’ experience in maintenance or reliability within a manufacturing environment.
- 3+ years’ experience managing or administering a CMMS.
- Experience supporting preventive maintenance programs in a production‑driven facility.
- Exposure to safety‑critical equipment and regulated manufacturing environments preferred.
- Strong understanding of maintenance strategies and reliability principles.
- Experience with CMMS platforms (Asset Essentials or similar).
- Ability to analyze data and drive process‑based improvements.
- Proficient in Microsoft Excel and maintenance reporting tools.
- Strong organizational and process discipline.
- Ability to influence cross‑functional teams without direct authority.
- Comfortable working with both shop floor personnel and senior leadership.
- Training and documentation development experience preferred.
