Position Overview
The Annex Management Group is seeking a Maintenance Technician. The Maintenance Technician is responsible and accountable for providing excellent customer experiences, supporting our company mission, and maintaining compliance with all applicable housing laws and codes.
EssentialDuties
- Provide excellent experiences for our residents, vendors, community partners, investors, and owners.
- Execute best-in-class curb appeal and property appearance standards.
- Achieve above average resident survey results.
- Adhere to company policies and standard operating procedures.
- Support the Maintenance Supervisor with oversight of maintenance operations and continuous improvement of the community.
- Assist the Maintenance Supervisor with requisition of materials and supplies, such as replacement parts, equipment, tools, and capital improvement projects.
- Conduct all required inspections in accordance with the standard operating procedure and preventative maintenance policies.
- Perform plumbing, electrical and carpentry duties.
- Follow required health and safety guidelines.
- Participate in on-call duties as scheduled by management for after-hour emergencies.
- Other duties as assigned.
- 1‑2 years related experience in a maintenance position required.
- Basic knowledge of electrical, plumbing, carpentry, and basic maintenance skills.
- Authentic and genuine care of others with a strong desire to impact positive change in residents’ lives.
- Strong work ethic with a demonstrated desire to learn and grow with a growing company.
- Ambitious individual suited for a fun and entrepreneurial working environment.
- Ability to work independently and execute multiple assignments.
- Proficient communicator and listener.
- Valid U.S. driver’s license.
- Working knowledge of MS Office software.
- Ability and willingness to use other job-related technology tools.
- Frequent walking, standing, and sitting within the work area.
- Ability to lift or move 20 to 70 pounds regularly, and occasionally more.
- Ability to move appliances and heavy machinery safely.
- Ability to walk steps and climb ladders frequently.
- Frequent walking throughout the community.
- Works in an environment with moderate or loud noise.
- Occasionally works outdoors in various weather conditions.
- Rarely works in wet or humid conditions, near moving mechanical parts, high or precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.
- Requires daily verbal and face-to-face contact with others.
- Frequent use of a computer is necessary.
- Requires use of all general office equipment.
- Client information must be maintained confidentially.
