Location - Alderley Edge, Cheshire

Overview

My client is seeking an experienced Senior Residential Property Manager to join their established property management team on a full-time, permanent basis. This is a senior position requiring a proactive and organised individual with strong residential property management experience and the ability to manage a portfolio to a high professional standard.

The successful candidate will be responsible for the effective day-to-day management of residential assets, working closely with tenants, contractors and internal teams to ensure compliance, operational excellence and high levels of tenant satisfaction.

Key Responsibilities

* Manage a residential property portfolio with a strategic and hands-on approach

* Carry out regular property inspections and maintain high property standards

* Maintain and update lease and tenancy data within property management systems

* Manage lease renewals, rent reviews and key lease events

* Build and maintain strong professional relationships with tenants and stakeholders

* Handle tenant queries, complaints and issues in a timely and professional manner

* Prepare, set and reconcile service charge budgets in line with best practice

* Monitor service charge expenditure and control costs effectively

* Work with finance teams to ensure rent collection and debt recovery

* Liaise with facilities management teams to ensure properties are well maintained

* Ensure full compliance with health and safety and residential regulations

* Manage insurance matters, refurbishments, minor works and tenant handovers

Skills and Experience

* Minimum of 3–5 years’ experience in residential property management

* Strong knowledge of landlord and tenant legislation and compliance

* Proven experience managing service charge budgets

* Highly organised with strong attention to detail

* Excellent written and verbal communication skills

* Confident working independently and as part of a team

* Strong IT skills, including Microsoft Excel and Outlook

* Experience with property management systems is desirable

* MRICS qualification is desirable but not essential

* Full UK driving licence is required
