Artisan Recruit are partnering with a well-established regional contractor specialising in high-end, one-off residential builds to recruit an experienced Quantity Surveyor. Projects typically range between £500k and £4 million, delivered to a high specification for private clients.

This role is ideal for a QS who takes pride in detail, enjoys close involvement on bespoke builds, and prefers quality-led projects over volume housing.

The Role

You will have full commercial responsibility for high-end residential projects from pre-contract through to final account, working closely with the project management and site teams.

Key responsibilities include:

* Commercial management of bespoke, high-end residential builds (£500k–£4m)

* Preparing and managing project budgets, cost plans and forecasts

* Valuing variations and managing change control with private clients

* Procurement and management of specialist subcontractor packages

* Assessing and agreeing subcontractor valuations and payments

* Preparing, negotiating and closing out final accounts

* Supporting tender pricing and cost planning for future residential projects

* Maintaining strong relationships with clients, consultants and supply chain

* Ensuring tight cost control while maintaining high-quality delivery

About You

* Proven experience as a Quantity Surveyor with a main or specialist contractor

* Strong background in high-end or bespoke residential construction

* Experience managing projects within the £500k–£4m range

* High level of commercial awareness and attention to detail

* Confident dealing with private clients and design teams

* Ability to work autonomously and take ownership of projects

* Relevant construction or commercial qualification preferred
