Block Manager

OA are recruiting for a Block Manager to join our client’s dynamic and growing team.

We're looking for Block Manager who will be responsible for co-ordinating and managing all services and maintenance contracts and to communicate with clients and leaseholders/freeholders in line with contracted management agreement to run and maintain their block/development accordingly

Location:

Borehamwood

Hours:

Monday – Friday. 9am-5:30pm.

Salary: £35,000-£45,000 – depending on experience

Key Responsibilities

Preparing annual service charge budgets
Insurance claims handling
Inspection of sites to ensure the quality of services provided are satisfactory and to identify building repairs in line with health and safety issues.
Health & Safety Compliance
Coordinate contractors
Liaise with other team members and departments
Building strong and proactive relationships with your clients
Respond to leasehold enquires in an efficient manner
Attend external meetings as needed
Block Manager Skills and Experience

Strong management and organisational skills
Excellent communication skills
Good attention to detail
The ability to multitask
You will ideally be IRPM qualified
Knowledge of property management principles and procedures.
Good soft skills when dealing with people to empathise and understand the customers’ needs.
Working knowledge of a property management computer system.
Working knowledge of windows-based spreadsheets – i.e. Excel
Ability to use Microsoft Word
Good written and verbal communication skills.
