Role Description

Reporting to the Maintenance Manager or Community Manager, the Maintenance Technician will contribute to preventative and unscheduled maintenance activities, environment, health and safety, and other special initiatives. The goal is to provide exceptional resident satisfaction through great service to all residents at all times.

Responsibilities
  • Perform scheduled, preventive, routine, and emergency maintenance as directed and record activities utilizing Yardi Voyager Mobile Maintenance.
  • Complete maintenance repairs on a timely basis to ensure resident satisfaction and safety following priority guidelines.
  • Take photos of deficiencies and finished work as required for documenting repairs and damage using Yardi Voyager Mobile Maintenance.
  • Complete general maintenance in garages, parking lots, mechanical rooms, rooftops and other common areas.
  • Maintain knowledge of all building mechanical systems (pumps, life safety systems, HVAC, swimming pools, etc.).
  • Maintain and service tools and cleaning equipment regularly.
  • Ensure all mechanical and exit doors are secure and functioning at all times.
  • Coordinate and supervise trades work such as painters, electricians, plumbers when directed.
  • Perform cleaning duties including litter pick‑up, sweeping, shoveling, pressure washing or other assigned tasks.
  • Prepare and organize waste and recycling bins to maintain order and cleanliness in the garbage room.
  • Ensure property, grounds and vacant suites are kept clean per Quad Real standards.
  • Open and lock suite doors for service personnel when entry is authorized.
  • Accompany all vendors and contractors in resident suites at all times.
  • Respond to emergency calls and perform on‑call duty as required.
  • Perform other related duties as required. Must be able to lift at least 25 kilograms.
Administration
  • Maintain accurate maintenance records, files and documentation in Yardi Voyager.
  • Comply with regular fire and life safety standards including monthly testing and annual drills.
  • Maintain part stock and supplies; inventory regularly; order supplies as necessary.
  • Maintain all logs and safety checks.
Health and Safety
  • Ensure compliance with legislation:
    Residential Tenancies Act, Labour Relations Act, Fire Code and Occupational Health and Safety Act.
  • Adhere to Quad Real’s Health and Safety policy and emergency procedures (fire, flood, mold remediation).
  • Understand emergency operation of electrical systems, elevator, boiler/chiller, fire panel, life safety systems and sprinklers.
  • Ensure vendors and contractors comply with the Health and Safety policy; report infractions or hazards to the Maintenance Manager or Community Manager.
  • Monitor and control building access including cylinder lock and electronic systems.
  • Secure laundry rooms, recreation areas, locker rooms and other common areas at designated times.
Customer Service
  • Act as a brand and cultural ambassador for residents, co‑workers, vendors and the public.
  • Handle inquiries, feedback, complaints or concerns professionally and courteously.
  • Interact with residents in a diplomatic manner.
  • Foster a customer‑service culture among all staff.
Experience and Qualifications
  • Two years of general related experience preferred.
  • Awareness of occupational health and safety practices.
  • Ability to communicate effectively and professionally with co‑workers and supervisors, both oral and written.
  • Superior ability to develop and sustain cooperative working relationships with staff, contractors, the public, and especially residents.
