Reporting to the Operations Supervisor, the Building Operator, Level 2 is an intermediate level building operator responsible for providing operational and technical support as a member of a building operations team. The primary objective of the Building Operator, Level 2 is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Responsibilities
  • Assisting the operations supervisor and other building operators with installation and repair of building mechanical systems.
  • Installing, repairing, and maintaining climate control and other mechanical systems within the site.
  • Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
  • General maintenance including back of house repairs, painting, drywall repairs, housekeeping such as sweeping, litter pick up, shoveling and pressure washing.
  • Assisting with environmental assessments and reporting.
  • Participating in the corporate and site occupational health and safety program.
  • Assisting with waste, recycling, and hazardous materials issues.
  • Monitor and operate the Building Automation Systems (BAS) and various computerized control systems.
  • Responding to tenant service requests in a timely manner.
  • Assisting with insurance and risk management inspections, remedial actions, and reporting.
  • Remaining current and up to date with new industry practices, legislative changes, and new technologies.
  • Ensuring the property is maintained in a first‑class manner, including first impressions of curb appeal, aesthetics, safety hazards, the welfare of the property.
  • Provide on‑call coverage and work a regular scheduled weekend shift (rotation every 5th week).
  • Be available to work after‑hours and weekends for any site emergency and/or unscheduled work.
  • Other assigned duties as required.
Technical Qualifications
  • Minimum requirement of a 5th Class Power Engineer ticket and working towards the 4th Class Power Engineer certification.
  • Minimum of 3 years direct work experience in junior or intermediate position in commercial high‑rise building operations.
  • A valid drivers license.
