This role is critical to ensuring the safety, functionality, and overall performance of the properties while delivering a high standard of service to residents.###
** Key Responsibilities
*** Manage all aspects of residential property operations, including leasing, rent collection, and tenant relations
* Conduct regular property inspections to ensure compliance with safety regulations and maintenance standards
* Respond to tenant inquiries, concerns, and service requests in a timely and professional manner
* Coordinate and oversee maintenance and repair work, working closely with approved vendors and contractors
* Maintain accurate and up-to-date records, including leases, rent payments, inspections, and maintenance logs
* Utilize property management software (e.g., Yardi) for data entry, reporting, and operational tracking
* Market vacant units through various advertising and leasing channels
* Conduct tenant screenings, including background and reference checks
* Negotiate lease agreements and enforce lease terms in accordance with company policies and legislation
* Assist with budgeting, expense tracking, and financial reporting for the residential portfolio
* Participate in an on-call rotation and respond to after-hours emergencies as required###
** Qualifications
* ** High school diploma or equivalent required; post-secondary education or technical certifications are an asset
* Minimum 1 year of experience in residential property management
* Strong organizational and project management skills with the ability to prioritize competing demands
* Working knowledge of the Residential Tenancies Act (RTA) of Alberta
* Solid understanding of building maintenance practices, preventative maintenance, and vendor management
* Excellent written and verbal communication skills in English
* Ability to work independently while contributing effectively as part of a team
* Strong attention to detail and problem-solving abilities###
