Maintenance Technician / Mechanic, Electrical Engineering
Job Information
Ensure all aspects of mechanical and electrical systems are maintained in optimal working order and in compliance with all contractual and legislative requirements.
Responsibilities- Maintain contractual assets, mechanical & electrical systems efficiently through planned preventative maintenance.
- React to failures & faults raised for any contractual asset or system in a timely manner to meet contractual requirements.
- Close events (failures & faults) where assets have been returned to operational service in a timely manner.
- Carry out all work activities in accordance with all relevant and current Health and Safety legislation.
- Advise and assist the management team in reducing site utilities usage through daily monitoring of the BMS system and engineering best practice.
- Meet with site management regularly to provide performance information on all events (faults & failures), PPMs, sub-contractor performance, health & safety, lifecycle and utilities consumption reduction.
- Participate in the out-of-hours stand‑by and call‑out rota on a rotation basis including Bank Holidays.
- Maintain full statutory compliance in line with PPM schedules and SFG
20. - Conduct testing of life systems (i.e., fire alarm & life‑sign monitoring alarm) each week.
- Inform the management team of all faults or failures to any contractual assets and confirm correction to the Premises Manager.
- Ensure all sub‑contractors are contacted and scheduled to attend site at least one month in advance of their due PPM visit.
- Provide the Premises Manager with engineers' worksheets or supplier delivery notes and highlight any abnormalities or additional works raised by subcontractors.
- Provide the FM team with all necessary information (electronically) to enable timely purchase orders.
- Provide monthly utilities meter readings to the Premises Manager.
- Keep any on‑site storage facility clean, tidy and organised and ensure all sub‑contractors clean up on completion of activities.
- Assist in providing additional works quotations to enable the Premises Manager to complete relevant contractual AVR (Authority Variation Request).
- Assist the Account Manager and the site Facilities Manager with any other duties in support of the contract as directed by the Account Manager.
- Any other duties across the PFI Portfolio requested by the company.
- Time served apprenticeship ideally in Electrical Engineering.
- Demonstrable background in a maintenance environment.
- C&G 17th/ 18th Edition knowledge.
- Knowledge of servicing/testing of highly specialised equipment.
- Experience of BMS systems and generators.
- Committed, enthusiastic, self‑motivated and pro‑active approach to business and staff.
- Lateral thinker adept at problem solving.
- Good organisational skills.
- Strong and effective communication skills.
- Management of subcontracted services experience.
- Knowledge of Health, Safety & Environment and Hard FM operations.
- Knowledge of water management.
