Real Estate Finance & Investment Associate Cheltenham (typically office-based) £55,000 - £70,000 Are you an analytically sharp, commercially minded finance professional looking to accelerate your career in real estate investment? Join a fast-growing real estate investment and development Group where you'll work directly with senior leadership, shape live deals, and gain hands-on exposure to development projects, fund creation, and private client advisory.

This is a rare opportunity to step into a hybrid role spanning real estate finance, fund structuring, and investment strategy - ideal for a newly or recently qualified ACA looking to move into the investment side of the industry. What You'll Be Doing You'll play a key role across our investment and development activities, including:
Building and maintaining advanced financial models for developments, funds, and investment scenarios Preparing high-quality investment memoranda, pitch decks, and board presentations Supporting the creation and structuring of real estate funds (SPVs, partnerships, LLPs) Conducting cash flow forecasting, scenario modelling, and project appraisals Assisting with due diligence, valuations, and capital raising processes Working with external advisors - lawyers, surveyors, tax specialists, fund administrators Contributing to market benchmarking, strategic analysis, and investor reporting Supporting private client investment structuring and performance tracking Ideal Background Newly or recently qualified ACA (0-3 years PQE) Big 4 or top 10 trained - ideally in:
Real Estate or Capital Projects Advisory Deal Advisory / Transaction Services Private Client or Corporate Finance Experience in real estate finance, fund structuring, or investment advisory would be an advantage Advanced Excel skills (modelling, sensitivities, dashboards) Strong PowerPoint skills with the ability to produce investor-ready materials Confident communicator with polished business writing and client-facing experience We are happy to provide application and/or accessibility support, please contact your Marks Sattin or Grafton consultant directly to discuss your needs.
