Freelance Senior Quantity Surveyor 📍 London 🏢 Residential & Mixed-Use Developer 💼 Contract / Freelance 💰 Competitive Day Rate (Outside IR35) + Long-Term Pipeline

A well-established, forward-thinking London-based property developer is seeking an experienced Freelance Senior Quantity Surveyor to support a strong pipeline of residential and mixed-use schemes across London and the South East.

This is a long-term contract opportunity offering end-to-end commercial responsibility, flexible working, and exposure to high-quality, design-led developments.

The Role

As Freelance Senior Quantity Surveyor, you will take ownership of the commercial and financial performance of multiple live projects. Working closely with the in-house development, design, and delivery teams, you will ensure schemes are delivered efficiently, profitably, and to a high standard.

Key Responsibilities

* Full commercial management from feasibility through to final account

* Preparation and management of cost plans, budgets, and cash flow forecasts

* Leading procurement, tendering, and contract negotiations

* Managing valuations, variations, and final accounts

* Producing clear commercial reports for senior stakeholders

* Identifying value engineering opportunities and managing commercial risk

* Supporting smooth project delivery through close collaboration with internal teams

About You

* Minimum 5 years’ experience as a Quantity Surveyor

* Strong background in residential and mixed-use development

* Comfortable managing multiple concurrent schemes independently

* Degree-qualified in Quantity Surveying or similar (RICS desirable, not essential)

* Commercially astute with strong negotiation and communication skills

* Organised, proactive, and confident operating in a freelance environment

* Ideally operating Outside IR35
