The Senior Quantity Surveyor will play a pivotal role in providing commercial leadership across multiple developments, ensuring robust cost management, accurate reporting, and effective contract administration throughout the project lifecycle. Acting as a key interface between Construction, Finance, and external stakeholders, the SQS will drive financial discipline, oversee procurement activities, and support the successful delivery of projects to budget and programme.
The role also carries responsibility for lender-facing reporting, including progress certifications and drawdown coordination, requiring close collaboration with site teams and regular travel to active developments.

Key Responsibilities Commercial Management- Lead the cost management process across live projects, ensuring accurate forecasting, cost control, and timely reporting.
- Prepare and review valuations, cost-to-complete assessments, and commercial reconciliations, highlighting risks and opportunities.
- Maintain detailed tracking of project expenditures, variations, and change control processes.
- Manage procurement activities for contractors, consultants, and suppliers in line with governance requirements.
- Prepare and negotiate contract documentation, ensuring best value and clear commercial risk allocation.
- Provide strong contract administration throughout the construction phase, including managing variations, claims, and contractual correspondence.
- Work closely with Construction teams to ensure accurate cost plans, procurement schedules, and programme alignment.
- Provide commercial guidance on on-site issues and support value engineering and efficiency initiatives.
- Attend site regularly to review progress, verify works, and support robust commercial decision-making.
- Prepare accurate lender reports including progress updates, cost summaries, and completion certifications.
- Collaborate with Construction to validate build milestones for lender approval.
- Manage development finance drawdown requests to ensure alignment with project cashflow requirements.
- Act as a key commercial contact for lenders and external funders, ensuring confidence through accurate reporting.
- Provide commercial insight to senior leadership on cost performance, financial risk, and project viability.
- Contribute to margin improvement initiatives and the development of commercial processes and systems.
- Support continuous improvement across the commercial function and promote best practice in cost management.
