Are you an experienced layout designer looking for your next step? This is a fantastic opportunity to join a forward thinking residential design team at a time of exciting growth.

This position is ideal for someone who’s ready to take on greater responsibility and potentially progress to a Design Director role in the future. Equally, if you prefer to focus on delivering excellent work without the additional leadership pressures, the role can be tailored to suit. • Develop creative and practical residential layouts, from feasibility sketches through to detailed planning submissions
• Lead and coordinate design activity across internal teams and external consultants
• Translate client requirements into innovative and compliant design solutions
• Oversee the preparation of planning application packs, including layouts, house types, elevations, and street scenes
• Collaborate with local authorities, stakeholders, and clients to secure approvals
• Produce supporting documents such as Design & Access Statements and presentation materials
• Ensure projects meet programme deadlines, budget targets, and quality standards

• Proven experience as a layout designer within the residential PLC housing sector
• Strong technical design skills with a good eye for detail and presentation
• Confident communicator, able to build relationships with clients, consultants, and planning authorities
• Organised and capable of managing multiple projects simultaneously
• Proficiency in relevant design software (e.g., AutoCAD, Sketch Up, or similar)
• Ambition to progress to a senior leadership role OR a preference for a hands‑on, delivery‑focused position – both career paths are welcome
