Job Title:
Sales & Leasing Lead

A. Project Description
  • We are serving in capacity of Program Management Office (PMO) consultant for one of our PIF clients
  • The program is a major urban refurbishment in Riyadh, featured by a densely populated and highly built-up area.
  • The program is primarily a “brownfield” development and includes a significant number of heritage structures having historic value
  • Our PMO team is collocated with our client and functioning under a unified team framework
  • We are under a multi-year agreement with extension possibility
B. Academic Qualifications
  • Bachelor’s Degree in Business Administration, Real Estate Management, Finance, Economics, or a closely related field (mandatory).
  • Postgraduate degree or professional certification in Real Estate / Asset Management / Finance is preferred.
  • Position restricted to Saudi nationals.
C. Years’ Experience
  • Minimum 15+ years hands‑on experience in real estate sales, leasing, or asset management.
  • Significant experience with mixed‑use, retail, commercial and/or residential portfolios, preferably within KSA.
  • Experience in a developer, asset owner, or consultancy / PMO environment on large‑scale urban or regeneration projects.
D. Key Knowledge Factors
  • Strong understanding of KSA real estate market dynamics, especially in Riyadh municipal area (e.g., commercial and residential sales, rents, yields, tenant expectations, absorption trends).
  • Knowledge of leasing structures, rent models, incentive schemes, and sales / lease contract terms used in KSA.
  • Familiarity with relevant Saudi regulations and guidelines related to real estate, tenancy and commercial activities.
  • Proven experience in tenant mix planning, sales/leasing strategies, and commercial activation of urban destinations.
  • Familiarity with real estate brokerage requirements in Saudi Arabia.
  • Excellent negotiation, relationship management, communication and presentation skills.
  • Strong analytical skills, including comfort with financial models, revenue forecasts, and performance KPIs.
E. Team Management Responsibilities, if required
  • Serve as advisory and subject matter expert on matters related to real estate brokerage, land use, and for asset development options and outcomes.
  • Lead and mentor a team of sales and leasing coordinators / analysts.
  • Manage relationships with external brokers, valuers and marketing agencies, and government authorities as required.
  • Coordinate with PMO work streams (design, development, operations, finance, legal) to align sales and leasing activities with programme objectives.

Key Responsibilities and Tasks
  • Develop and refine sales and leasing strategies for assets within the programme (residential, retail, commercial and mixed‑use), aligned with the client’s commercial objectives.
  • Define target tenant and buyer profiles, tenant mix strategies and lease‑up / sales phasing plans for key precincts.
  • Support the preparation of pricing strategies, rent levels, sales rates and incentive schemes, in coordination with finance and market research teams.
  • Lead or support negotiations with key tenants and anchor occupants (where requested by the client), and provide inputs to Heads of Terms and lease / sales agreements.
  • Coordinate with design, urban planning and operations teams to ensure that layouts, specifications and public realm features support marketability and leasing objectives.
  • Oversee and monitor the performance of external sales / leasing brokers, setting monthly and quarterly KPIs and reviewing pipeline, conversion rates and market feedback.
  • Prepare and present sales and leasing reports, dashboards and recommendations to PMO leadership and client stakeholders.
G. Key Deliverables
  • Sales and leasing strategy documents and implementation plans for designated assets / districts.
  • Tenant mix and phasing plans, including anchor tenant and key category strategies.
  • Inputs to pricing models, revenue forecasts and commercial business cases.
  • Periodic sales and leasing performance reports and KPI dashboards.
  • Broker performance assessments and recommendations.
  • Market intelligence briefs and benchmarking reports related to comparable developments in Riyadh / KSA.
  • Inputs to reports, studies, and analyses pertinent to real estate development options, CAPEX and OPEX expectations, and for compliance with regulatory requirements.
